Luxury Country Home in Central Andes

Located in the heart of the Avenue of Volcanoes, just 1 1/2 hours South of Quito, is the beautiful valley of Tilipulo, a quaint agricultural area with large and small lots with close view of some of the higher volcanoes or snow covered peaks in the Ecuadorian Andes, such as Cotopaxi, Illinizas and Rumiñahui, and clear view of distant Tungurahua and Altar. Traveling South of Quito you pass by the high peaks of Pichincha, Pasochoa, Rumiñahui, Corazón, Atacazo and other minor mountains and permanently green valleys.

Current traveling time from Quito by the main highway is 1 1/2 hours, but in the near future (by the end of 2010), traveling time will be much shorter as the Panamerican highway is currently being expanded to 8 lanes.

Besides the quiet ambiance of this valley, the proximity to major tourist attractions is another benefit of its location. Less than 30 minutes from indigenous markets like Saquisili and Pujilí, equally close to the colonial city of Latacunga and its market. Nearby National Parks and Natural Reserves are between 30 minutes and 1 hour away (Cotopaxi, Illinizas, Pasochoa, Quilotoa. The beach is about 4 hours away, passing by cloud and tropical forests with great birdwatching areas.

Baños, a major tourist attraction due to its thermal springs, erupting volcano (Tungurahua), proximity to the Amazon rain forest and amazing surroundings, is just 40 minutes away.

The house was designed and built in 2009 by Barro Viejo Construction Company under the supervision of architect Julio Guayasamin. The construction materials used were adobe for the walls, eucalyptus wood beams for roofs and columns, clay tiles for floors, clay tiles for roofing with asphalt substrate underneath.

The lot is 14,000 m2 / 150,000 sq ft, The main house is 250 m2, it has 2 bedrooms, 1 family living room, 2 full bathrooms. The social area has a breakfast area, dining room and living room with fireplace, all in one area but easily divided for an extra bedroom. It also has 2 half bathrooms next to the social area. The ample kitchen has porcelain tile counter-tops and a spacious adjacent pantry. Next to the kitchen is the second full bathroom with laundry connections.

For the last 3 years the owner has been reinforcing the soil quality through green fertilizer using cereal (oats) and legumes (vicia) turned over when still green to decompose. The soil is now ready to start an organic farm and/or orchard as no chemicals had been used at least for the last 3 years (probably even longer as previous owner only planted forrage).

Irrigation system currently used is surface water coming through a concrete channel. Sprinkler irrigation using substrate water is already installed but is still not operative as this is a government project for the entire valley.
