Beachfront Land on a Beautiful Beach in Northern Brazil

Northern Brazil and the State of Ceará are known for their beautiful beaches, and this property is on one of them. There is enough land here to build a beautiful large estate sized home with pool or build a beach resort and hotel of 10–30 rooms, designed to cater to water sports tourists and beach enthusiasts who flock to this coast.

The State of Ceará’s most famous beach is Jericoacoara ("Jeri" as the locals call it), which lies 320km west of Fortaleza. Jeri is a remote town of huge dunes of fine, white sand and nearby turquoise lagoas (lagoons). The land for sale is located north of Fortaleza and Acaraú, and south of Preá and Jeri. The property is a short 10 minute dune buggy ride from the fishing village of Preá, which is to the north of the property.

General Description:

The land is on a beautiful beach, close to the cities of Preá (to the north) and Acarau (to the south). The land is vacant except for coconut, palm and indigenous small trees and shrubs. There is no electricity to the land, although electrical power poles are within sight and close by. Wind power is often used along this coast, as is solar heating for hot water. Both wind and solar can be used instead of connecting to the electrical grid. A gas-powered back-up generator is an option for back-up power or for lights at night. Homes along this beach have dug wells for drinking water and the water has been tested and is pure and clean and the wells are inexpensive.

Lot Description:

Two lots are being offered for sale. The lots are side-by-side, one lot right next to the other. The lots can be purchased individually or can be bought as one land package.

Lot #1 has 100 meters of frontage on the beach and is 60 meters deep, from the front of the lot to the back. With your back to the beach, as you face this lot, there is a small, dirt road to the left of the lot, running from the beach into the interior. This road gives access to the property from the interior and the city of Acaraú, to the south. There is a small river behind the lot. Lot Size: 6,000 square meters. This lot can be purchased at US$11/square meter for a total purchase price of US$66,000.

Lot #2 (to the right of Lot #1, as you face the property) has 90 meters of frontage on the beach. This lot is slightly wedge-shaped in depth, with 60 meters of depth where the land touches Lot #1, narrowing to 50 meters of depth on the right, the north side of the lot. There is a small river behind this lot, the same small river that is behind Lot #1. Lot Size: 5,035.50 square meters. This lot can be purchased seperately from lot #1 at US$11/square meter for a total purchase price of US$55,385.

Both lots can be purchased together at a discounted price of US$9.25/square meter for a total purchase price of US$102,000.

The Town of Preá and Vicinity:

Preá is a small fishing village of perhaps 5,000 people. Fishing is the main industry here, with tourism being second, specifically tourists coming for the beautiful deserted beaches, spectacular sunrises and sunsets, wind and water sports, and the lakes and lagoons nearby.

Lagoa Paraiso, Lagoa Jijoca and Lagoa Azul are close by, and these are freshwater lakes, great for bathing, swimming and sunning, and restaurants around at the lakes serve caught-that-day fresh ocean fish.

As development is limited in Jericoacoara, as Jeri is in an EVA (Environmental Protection Area), more tourists and development have come south along the beach to Preá. Jeri is world famous for its beaches and for windsurfing and kite sailing. The beach and wind at the property for sale (10 minutes south of Preá) is as good if not better, stronger and more consistent than the wind at Jeri, and development of this land as a tourist hotel and water sports center is definitely one possibility.

Legal Miscellaneous:

Both lots are legally owned by one individual, a United States citizen, Ronald Yoder. The lots are legally owned and are free and clear of any debts or other obligations. Owner financing is not being offered on the purchase. Mr. Yoder will accept US dollars only as payment.

If you are a Brazilian citizen you are probably already aware of the procedures and requirements for purchasing property and as a Brazilian citizen this is easy and straightforward.

If you are a citizen of the USA, the United Kingdom, or country other than Brazil, the purchase process is easy, quick and inexpensive. You will need to obtain what is called a CPF, which is similar to a Social Security number in the USA, and this is easily obtained at a local bank. What you also should know is that the "sale process" can be as short as 3 – 4 days, from start to finish, if the funds are available and easily transferred from your bank to Mr. Yoder’s bank. When Mr. Yoder bought the land the entire purchase process was completed in less than 5 business days. This with Mr. Yoder (a US citizen) buying the land from a Brazilian.

There are no annual taxes or other fees associated with the land up until such time as a home or business is built on it.
