Beautiful and very comfortable country home on 3,4 hectares (34 thousand square meters) on a gently sloping hillside with one of the most exquisite panoramas in the vicinity. The house and the vineyard overlooks the loveliest lakes in Central and Eastern Europe. The property is positioned south. The vineyard is 2,4 hectares - roughly 10 thousand vines. There are both blue and white grapes. White grapes: Sauvignon Blanc, Sauvignon Gris. Blue grapes: Cabernet Sauvignon, Merlot.

The house is suitable to live in all year round. The gas heating system is supported by a solar system which provides very clean and less expensive heating. The roads nearby are cleaned regularly, therefore commuting by car is not a problem during the winter months.

The property is between 2 small towns on a hill side overlooking Lake Balaton. There is only one closer neighbor. The rest are a distance away. The surroundings are very intimate. The building built in the typical regional style is 7 years old and the vineyard is 9. There are all types of fruit trees in the garden, including many sweet almond and walnut trees.

The kitchen is fully furnished. Everything needed for tending to the grapes (i.e. tractor and all equipment attachable to it) is included in the price. The vineyard is functioning as a limited company presently. So in essence the buyer is purchasing a company with a vineyard and house.

The building consists of two stories.

Ground level:
kitchen - which has direct contact with an 80 square meter partially covered terrace in the garden (connecting to the terrace is a toilet and wash basin so you need not go into the house if you are out in the garden or by the pool), living room, bedroom, big bathroom (with bidet, Jacuzzi, sauna, cold water wooden tub for after sauna dip), big walk in closet, plus a separate toilet with wash basin and bidet.

Upper level:
there are 4 bedrooms with 2 beds each, and one bedroom with a single bed, one bigger bathroom with shower, and a separate toilet with wash basin and bidet.
Directly next to the house in the garden there is an outdoor wood heated oven built also in the typical regional style plus an outdoor grill and cooking area. Great for cooking for a bigger group of people.
There is also a nice pool in the garden in front of the house which is heated via the solar system.

Below the house there is a 200 square meter modern cellar with 4 separate areas especially built and created for wine production. There is no wine making presently and the cellar is not equipped for this purpose. But this function can be added on at any time.

Gas and electricity are on the property. The gas is stored in a big 5 cubic meter tank which is filled every year. The warm water and heating system is a modern Viesmann system which is connected to a solar equipment. This solar equipment provides hot water almost all year round, supplements the heating during the winter and heats the pool during the summer. Much less gas is used during the whole of the year.
The house was built on very up to date insulating technology, does not warm up too easily during the summer and keeps the warm during the winter.
The water is supplied from our own well that provides crystal clear drinking water.
There are also 2 ceramic furnaces (uses wood) in the house. One in the kitchen that you can cook on if need be and one in the living room. Both were custom made. There is no landline only mobile phone accessibility but there is wifi internet in the house via microwave.

Access to the property is on an asphalt road all the way down to the house some 200 meters from a not too busy main road.

A bigger city called Veszprém is 20-25 minutes away by car where all major stores and supermarkets can be found. A smaller town called Balatonfüred is about 15-20 minutes away where there are also great shopping possibilities. And of course there are 2 fairly well equipped local stores. One is 3-4 minutes away by car and the other is about 10 minutes away.
The lake is 15 minutes by car. There is a very nice beach (that is the closest) in Balatonakali.
Budapest is a 2 hour drive as is Austria.
An 18 hole golf course is roughly 15 minutes away.
Both outdoor and indoor tennis (several) are also not far away.
Swimmingpools open from late fall till spring are also in the vicinity.
The nearest sail boat harbor and club is in famous Tihany - a 20 minute car ride. A bit further away there are several more sailing harbours.
Hévíz – which is Central Europe’s largest and best know warm water lake – is about a 45 minute car ride.
Restaurants, zoo, wellness centers, aqua parks are all within a reachable distance by car from the vineyard.
If you like hunting for game there is ample possibility in the immediate vicinity.

A perfect retreat for a couple or family that would like to tend to a vineyard and produce wine. Also excellent opportunity for a self sustaining life style.
