Former Hotel & Hillside Villa for Sale in Carriacou, Grenada
Great Prospect! Perfect Location! Bygone Hotel & Villa
PRICE ON REQUEST (negotiable)
Both properties possess the perfect perspective to the horizon – peaceful, relaxing, and breathtaking. Set amidst one-acre or more of profuse tropical greenery and the serenity of nature, the whole conjures up the ultimate hideaway for those seeking tranquillity far from the madding crowd.
THE WHOLE with no immediate neighbours (bordering on the Coopers' home and nature preserve), comprises the former split-level hotel to include a three-roomed villa – set well apart and constructed in 1996 as superior guest-suites for the flourishing Inn. The estate has three double-gated entrances. One private entrance off the public lane with ample parking space, runs below the former hotel and connects to the little villa further out along the hillside (Sparrow Bay).
The main building (public area that comprised restaurant, bar, catering kitchen, library, and reception) requires extensive remodelling and renovation lending the opportunity for an exciting new incentive. The adjoining bedroom Annex is separated by a breezeway When operational, there is an extremely generous supply of catchment water: 40,000 gallon cistern in working condition situated below main public building.
PERFECTLY LOCATED above a secluded Cove the whole is made up of one-acre or more of mature grounds meandering down the southern boundary of a private estate (double gateway off the public secondary-road with allowed access to the sea). The spot possesses a magnificent seascape across the sparkling Bay.
One of the guest-suites was previously awarded a full page feature in Condé Nast Magazine (September 2005) presented as "The Room with a View".
SPARROW BAY (presently three-roomed rental villa), overlooks the bay and is a mere 400 feet above the Cove. The existing building could be extended out along the hillside to form two individual homes. In harmony with each other, the existing buildings could easily adapt to a host of business and leisure uses. There is ample space for one or two individual or duplex-condos ideally located further down the green bridleway: much nearer to the Cove.
A SUBSTANTIAL PROPERTY offering enormous potential – the hurricane-damaged hotel could be cleverly converted and remodelled to form condominium holiday-homes (elegant apartment on the upper level of the main building, with at least two self-contained apartments alongside and below). Ample space for community lap pool or plunge pools.
GOVERNMENT INCENTIVES FOR INVESTMENT—Grenada is politically stable and poised for International investments. Backed by a multi-party parliamentary democracy, the conjecture climate here is poised and is further complemented by a number of attractive government incentives that include a 10-15 tax holiday. The healthiest growth sectors include the areas of resort and other tourism developments.
LOCATION, LOCATION, LOCATION—Carriacou Island has no ‘up-scale’ hotels and little to offer in the way of fine restaurants and bars.
At present, one nearby restaurant, together with a second restaurant and pizzeria at the far end of the island, facilitate expatriates. Due to the growing number of prestigious villas being constructed within a two-mile perimeter of Prospect, there is a positive niche for a small Boutique Hotel with fine-dining. Alternatively, other leisure facilities that complement the influx of influential residents and expatriates.
BENIFITS such as tax exemptions and customs concessions for investors in tourism are already well established. Substantial infrastructural improvements on Carriacou island are underway—new Marina at Tyrrel Bay under completion and Laurison Airport improvement to include a longer runway to accommodate larger aircraft.

A LITTLE GEM IN THE GRENADINES: the tropical hillside has fantastic views across Sparrow Bay and far beyond Craigston Point towards Chapeau Carré in the southwest. From inception the buildings were designed to blend in harmony with the natural environment, possessing an ambience of elegance and simplicity – both properties carefully placed along the wooded hillside with an uninterrupted outlook encompassing uninhabited islands and magical sunsets.
SECLUDED CORALSTONE COVE hidden away below: to leeward with an offshore white-sand lagoon the private beach is excellent for swimming, boasts exquisite snorkelling, teems with fish (catch your own lobster), and is ideal for a small sail-boat or dinghy. Sparrow Bay provides a safe mooring for most of the year. Round the northern headland (a mere two minutes by dinghy) you will find ANSE LA ROCHE - gin-clear water, powder-white sand, and an idyllic setting make it one of the loveliest beaches in the Caribbean. A revitalizing walk from the front gates, tracing a wooded trail, you ramble on to discover what must be one of the loveliest beaches in the Grenadines.
BRIEF HISTORY - Prospect Lodge purchased by the English owners' in 1989, they upgraded and refurbished the main building into an up-market country house hotel and restaurant. It played host to many illustrious guests for over a decade to be widely written about by journalists worldwide. The original structure of the Lodge, substantially and solidly built in the late-sixties as a Gurdjieff retreat, still leaves its legacy of a tranquil, peaceful, and happy place.
Past Press Reviews - throughout the 'nineties' the small hotel & restaurant was widely written about and highly acclaimed throughout the world:

"Up at Prospect, a small place I had spotted as a winner on a previous visit, and been determined to consumer-test more thoroughly, I found the people from Bacardi photographing drinks in the sunset, and one glance at the view below told you why - one of which they had been using earlier as the ultimate castaway backdrop" - The Sunday Times
"The sweep of Hillsborough Bay and the tiny islands, trailing towards the rolling sun, were every image you could wish to see of the Caribbean. Then came one you couldn't. Two Amazonian macaws swooped by, their tail feathers rippling in the glow, their opinions ricocheting around the hillside. I dropped my bags with a contented sigh" - The Sunday Times 1993
"Quite properly, the Caribbee’s English owners’ demand nothing of the guests they tuck away in the Carriacou hills. A little oasis graced by its distinctive personality" - Condé Nast Traveler November 1992
