Home for Sale in Cayman Brac, Cayman Islands
Superb Family Home on Cayman Brac
If you are looking for a modern, concrete block built, air conditioned box, with tile floor, rattan furniture, tropical pattern drapery and absolutely no character – then this property is not for you!
If you are looking for a charming historic island home, full of original features and with loads of charm that also offers private outdoor living all year round, then read on!
This beautiful, traditional island home, built by a ship builder over 100 years ago has survived all that Mother Nature has thrown at her. This amazing heritage home has withstood the worst hurricanes and more recently, in 2008 when Cayman Brac was hit by the category 5 storm, Paloma, this historic house was once more unscathed, like many of the original island homes and indeed, in 1932 gave shelter to those unfortunate souls who had lost everything. Built entirely of wood in approximately 1896 and extended and modernised over the last five years. The internal floor space was increased, using only wood but maintaining the character of the original building. This house allows for lazy days out on the private 500 sq.ft screened porch that overlooks the mature gardens and is ideal for relaxing with a book and a glass of wine or outside entertaining.
The location of the lot in the north western section of the island was chosen carefully by the builder who drew on his ancestor’s knowledge and experience of island life; avoiding seafront locations that are vulnerable to storms, salt erosion and hurricane damage. The house sits in the corner of the lot which extends almost ¾ of an acre allowing for rental accommodation to be built behind the existing screening of the mature tree and shrubs. The house itself is over 2500 sq feet and would currently achieve a monthly rental income of US$1200-1500 or as a holiday let, this amount could easily be achieved on a weekly basis.
The current owners do not feel the need for air conditioning as they live with the rhythm of the island with doors and windows open as this naturally cool house with its high ceilings gets an almost constant through breeze. Central air or split unit A/C would be easy to install as there is plenty of attic space and the construction is all wood.
Potentially there are four bedrooms, one of which is currently used as an office and another used as a private sitting room. The Master Bedroom has its own private sitting room, which features a sofa, rug, double chest of drawers, unique wall art and attractive voile drapes. The bedroom has Old Java night stands, a super king bed with bed side rugs and an antique slipper chair shipped from the UK. The master suit bathroom facilities have a large walk-in shower, toilet, bidet and ample storage space. This bedroom also opens out onto the screened deck.
The guest suite features a king size bed, night stands, voile drapes, an Old Java armoire, unique wall art from Havana, Cuba and also has en-suite facilities.
From the guest bedroom, there is a fitted closet with ample shelved storage and this leads to a small studio bedroom that is used by the owners as a ‘quiet room’.
This room could be accessed from the screened porch and with the potential for its own en-suite shower room, offering the privacy of another separate bedroom.
The west facing screened porch is also complimented by Old Java reclaimed antique teak dining table & chairs and with the addition of the Old Java bench seat can accommodate eight people for dinner. The large day bed is perfect for winding down and watching the sun set without the bother of the evening bugs found on beach front properties!
The kitchen is modern in design with ample storage, large butler’s sink; bottle fridge and matching stove & fridge freezer. There is access to the main screened deck, office/bedroom and the sitting room.
The sitting room overlooks the eastern garden and has access to the rest of the screened porch and guest bedrooms. This room is furnished with an antique chest, antique style map cabinet and microfibre faux suede sofa & chairs, lamp and decorative voile drapes.
The owners reluctantly place this property on the market and although a Realtor previously valued this property at $675,000 because of its historic importance; access and preferred choice location and development potential we now offer this superb property at the greatly reduced price of US$475,000.
The grounds comprise of mature island woodland and fruit trees (Naseberry, Lime & Ginep), a large yard laid with weed reducing plant membrane overlaid with crushed coral gravel and has ample space for at least six cars. There is also a
large, secure storage/garden shed with car port and additional laundry room which features a washing machine & tumble dryer although in the main, the owners choose to use the outside drying area to naturally dry their laundry.
The house also has a water storage tank which holds almost 4000 gallons, although there is mains city water to this area of the island. There is a well in the yard, however the owners have never explored this natural resource. In the area of the well, the owners have planted edible cherry and orange trees.
This superb west end house is ideally situated close by the public park; airport; bank; general store; post office and general amenities of the island. Only a short hundred yards amble from the north shore, we are close enough to walk down the private lane for the best snorkelling on the island, yet far enough away to be protected from the salt spray, making the property virtually maintenance free. Also ideally situated for use of the Buccaneer sea pool and for scuba diving from the shore out to the world famous sunken Russian Frigate No: 356.
The property is currently owned by international photographer & author Lawson Wood and his wife, award winning chef Lesley Orson. The reason for the sale is that the owners are back running their 4 star hotel in Scotland due to a change in the management structure and their ‘down time’ in Cayman sadly isn’t available any more. Since the owners have been back in the driving seat in the operation of their hotel and seafood restaurant on the east coast of the Scottish Borders, Churches Hotel has been rated by Tripadvisor with their Tripadvisor (five star) award of excellence.
