I own residential Atlantic oceanfront property in New Smyrna Beach, Florida.

The building lot size is 75'x140'.

2 years ago my building lot was valued at more than 1 Mio
I have old appraisal from '04, before the boom. It was then already $800,000.

Current 2010 comps are suggesting a realistic value at or about about $850,000
My neighbor's house (on a smaller lot) is currently listed with a reduced price
of 1.4 mio
Surveys on my property are done and I also have architect designed home plans
ready for permits
( I paid $25,000 for those!)

Home site was already DEP approved and ready for pulling building permits but
has expired since. Paperwork is still on file and will be re-approved...I
checked with DEP.

Sewer assessment has been paid and water lines as well as electric are also in
place.

There are very few empty lots left. Everything is pretty much built out.
This beachfront property is ideal for someone wanting to build their dream sand
castle by the sea.

You are allowed to build up 35' from grade ( 3 stories with an approximate foot
print of 55'x50')

I already own 2 homes in Crystal River, Fl. and a condo in Daytona Beach on the
Halifax river, 3 blocks from the ocean.

Being almost 55,divorced, with grown independent children.I am not going to
build another house in Florida, but would love to "step into" a new adventure

In this economy, where it is hard to sell anything for fair value it makes sense to me to "trade" equity instead.


I don't have to face the issue of having to pay off an "extensive" mortgage,
which gives me some flexibility.

I however have to pay off $55,000 which have to be generated at closing by
buyer, or worked out somehow.
This amount unfortunately is non negotiable.
