Please be advised there is some work needed at the casa. I have drastically reduced the price for a quick sale. I have approx. 75-80,000 invested in the casa. There is about 10-15,000 in repairs needed to get the casa up to speed, which another Chonchos owner and friend of mine, Robb Stasyshyn will oversee for the new owner. There are some floor beams at the rear of the casa that need to be replaced and some floor tiles in the same area . The casa needs a new palapa roof and also the solar system will need new batteries.


Los Chonchos is a beautiful, secure, semi-secluded tropical eco-resort. There are no roads or cars to the area, so it's very peaceful and tranquil. Access is by water-taxi or private boat from PV or Boca (1 hour from PV and 45 minutes from Boca). Chimo is a small, quaint fishing village (see map below) that is about a 35 minute walk southwest along the coast from Los Chonchos. You could take a bus or car to Chimo from Boca (about 2 hours) and then walk along the coast to the casa. However, the water-taxi is the preferred method of travel, this is how all the locals get to the various villages along the coast. The workers at Los Chonchos are always there to help you on and off the water taxi and will also help you carry your bags to the casa.

The building site for this palapa style casa was chosen after much consideration and a thorough hiking of the entire area, and it affords one of the most stunning views of Banderas Bay, and also breathtaking views of the surrounding mountains. The elevation and position of the casa insures there is always a nice breeze and plenty of sunshine for sunbathing on the lowered infinity deck and to power the highly efficient solar electrical system.

Some of the unique features of Casa de Cactus Grande include the massive 40' tall, 100+ year old cactus located directly behind the main bedroom. The built-in lounge on the lowered front deck, the built-in indoor flower and cacti planters that run along the rear wall of the casa, these are just waiting for the new owner to plant with his or her selection of colorful tropical flowers and or cacti that will be visible while inside the casa. And the bar with a beautiful vine-wrapped palm tree that helps support the sleeping loft and becomes an interesting focal point.

The solar electrical system provides far more electrical power than is necessary to run the SunFrost RF-12 solar refrig/freezer, the lighting, power tools, laptops, chargers, blenders, music systems, etc. Although not needed, the system was designed to be easily expandable if ever desired. The dedicated solar/storage room provides easy access to the system for the minimal maintenance from right inside the casa. Propane usage is very minimal as it is only used for cooking on the heavy-duty Camp Chef Explorer cook stove and for the rarely needed hotwater heater.

The casa offers beautiful bay and mountain views, privacy, peace and quiet, beautiful sunrises and moonrises, a great view of the twinkling lights of Puerto Vallarta at night and great access to the big beach (just a short walk away). The casa and system components were all chosen and designed to be extremely low maintenance and to withstand the marine environment.

I have attempted to capture the unique beauty of the site with the attached photos, however, as anyone who has been to Los Chonchos will probably agree, photos just don't do the place justice. Rental income potential is excellent.
