Villa with Gardens for Sale in Cascavel/Caponga, Ceara, Brazil

Luxury Villa Set in Botanical Garden on 4.1 Hectares

Set in the middle of a botanical garden expanding over 4 hectares, our house is unique for its design and spaciousness. The main house’s 300+ m2 are spread out over two floors, an outdoor upstairs terrace, 3 bedrooms w. 3 full baths, 1 living room, 1 office with Internet and its own bathroom, an open kitchen, 1 dining-room, utilities rooms, with wrap-around open corridors, and a ground-floor veranda facing the pool.

With its open-air design, even while taking shelter from the sun or rain, you have the feeling of being outside.

The 3.57 X 11.54 sq. meter (51m3) pool has its own 30 m2 deck with a sink and dining area; in addition there is a barbecue area and stone picnic table around the pool. On the other side of the property, adjacent to an impressive Baobab tree, there is a 32 m2 guest studio with a full bath attached to the garage with parking for up to four cars. In the back of the property, there are 2 stables and a storage depot (total: 48m2) in great condition, and a corral with shelter for our three female donkeys.

There is a live-in groundskeeper who has been working on this property for the last 10 year and has planted most of the palm trees and flowers. He and his wife have their own house (100 m2) which is right next to the electronic property gate. The property itself is completely fenced, and situated off the main road; a 70m red earth driveway lined with palm trees leads to the property’s outside wall and electronic gate.

The groundskeeper grew up just a few houses down from us, and is related to a great deal of people in the village, which is helpful in building relationships and in getting to know who the neighbors are.

Our estate, while being used as a private home, has potential as a spa-retreat, with several large, un-planted open spaces suitable for construction. There is also the possibility to open a small scale business specializing in rare palms. There are already 30 or 40 ready to be transplanted, and the caretaker here has long and intimate experience with the care and nurturing of exotic palms.

There are app. 250 cashew trees, 150 coconut palms, and an assortment of mango, guava, acerola, pitanga, orange, lime, custard apple, and many other tropical fruit trees. The coconut trees and fruit trees are on an irrigation system, while the native cashew trees do not need any extra water.

The house and gardens are full with an extraordinary range of exotic palms, many native to Madagasgar and Bali, as well as dozens of types of flowering trees and shrubs. There are several types of acacia, as well as flamboyant, jacaranda, ipe and baobab trees, so something is always in bloom.

The house has buried electric lines, Threephase, 220 Volts.

There are 4 shallow wells of approximately 12m depth, as well as a deep well of 53m. The quality of the drinking water is excellent and may be drunk unfiltered. The swimming pool is filled with the same water from the wells, and is also drawn down when irrigation is needed during the drier months, thus assuring a continuous changing of the water which eliminates the need for chlorine.

Internet service is via satellite and is of generally good quality.

TV: There are 4-5 local channels available with the roof antenna, and there is also a satellite dish, which provides access to worldwide channels, already installed. We presently do not have the dish connected, as we get out news from the internet, but it is readily available to be re-connected at any time.

Minimum monthly expenses would include:

Electric: R$180
Internet: R$135
Caretaker salary, including taxes: R$660
Cleaning lady salary, 2 days a week: R$160
Cooking gas: R$50
Regular maintenance: R$300

At current exchange rates, this is about 635 Euros per month.

The property is located in a peaceful, quiet rural area about 8 kms from the small fishing village of Caponga. While the beaches and tidal pools of Caponga are nice, stretching south of the village is a beautiful stretch of unspoiled beach culminating in a tidal river. This whole beach area, called Aguas Belas, is preserved and construction directly on the beach is permanently prohibited.

Caponga has a bevy of charming sea-side restaurants serving up fresh-caught fish and cold beer, along with a scattering of mini-markets and construction supply stores.

For most services, people go to Cascavel, which is about 10 kms in the opposite direction. There you will find banks, the hospital, clinics, a large Saturday open air market, as well as beauty salons, video stores, super markets, etc.

Up the coast to the north-west, about 60 kms away, lies the capital city of Ceara State and the 5th largest city of Brazil, Fortaleza. The Pinto Martins International Airport serves all major destinations in Brazil as well as daily direct flights to Europe and elsewhere. Fortaleza has all the conveniences of a large modern city, with fine dining, European-style shopping malls, and frequent musical and cultural events.

Down the coast to the south-east lies a string of attractive beaches, culminating in the bustling-but-still attractive seaside town of Canoa Quebrada. Locally famous for its red cliffs and enormous sand dunes looking over the ocean, it is also home to a vibrant international community with a wide selection of hospitality and dining options.

The temperature in the region varies between 21 to 32 degrees Celcius, year round. The only distinct seasons are the rainy, "winter" season, roughly the period from January to June, and the sunny "summer" season the rest of the year. Even during the rainy season there are many sunny days, and the duration and intensity of the two seasons can change quite radically from one year to the next.

The sale of the house can be structured in such a way as to permit the buyer to use the purchase as an investment which would enable him/her to apply for a permanent resident visa, which makes life immeasurably simpler here, and is, in fact, necessary for anyone looking to make Brazil more than a part-time home. In the case of the buyers being retired people with a guaranteed pension, they could attain the permanent residency much faster through that route.

We are looking to sell the house to people who have a love for nature and animals, as we have a few domesticated ones that will be staying with the property, and more and more wild ones making the site their homes as well.

There may be a possibility of medium- to long-term rental, or temporary house exchange in another country. Please contact us with any reasonable proposal.

Please feel free to ask any questions about the house, property, region or life in Brazil or moving to Brazil, and we will do our best to answer them.

Thanks for your interest.
