We are “off grid” and all properties are powered by high end solar power systems, sine wave inverters, Surrette Rolls battery banks, and a 12 kw generator. The property is entirely self sufficient for power, water, and waste disposal. We are 15 minutes from Bocas Town and 20 minutes from Almirante by boat.

Our property offers the beauty of the sea and the rain forest, and pure tranquility. No bar noise, no cars, no jet skis, no sirens, no drunks, no boom boxes. Only the sound of birds and small animals rustling in the trees at night. It’s a bird watchers’ paradise, with large flocks of parrots, toucans and other tropical birds making frequent appearances. Its no uncommon to see sloths in our trees, or even occasionally walking around the grounds, and at night, we are often visited by kinkajous and agouti and the occasional anteater. And there are no power problems here, no water shutoffs, no sewage problems. The houses are all structurally sound and on high ground, they will not sink into a swamp or fall into the sea.

OUR HOME

Our beautiful home overlooks the ocean, with stunning ocean views on three sides, and a rainforest view in back. The house has 3 levels, with an open utility level on the ground floor and two living levels on the 2nd and 3rd floor. The utility floor has the water tanks, inverters and battery bank.
Not counting the utility floor, the home is approximately 2500 square feet The lower living level is 1600 square feet, including a wrap-around, screened deck, a large “open” living and dining room, kitchen with island and breakfast bar, and half bath. The upper living level is 900 square feet and has a very large bedroom, a 30 foot veranda, and a large bath with double sinks that has a unique design - separate rooms for the shower, sinks and toilet.

The home is constructed of two layers of durable tropical hardwoods, with a cement and rebar foundation. Doors and windows are louvered teak, as are the kitchen cabinets and breakfast bar/island. The high end insulated roofing reduces even the hardest rain to “white noise” and reflects heat away from the house. The house has an “open” plan, and the louvered windows and doors on all four sides, keep air circulating and the temperature comfortable even on the hottest days. High quality Hunter ceiling fans are located throughout the house. The house could be modified to add a second bedroom if desired. We have a high speed (1 mb up/down) wireless service from Mobilnet and satellite television. Cell phone signal from Movistar, Cable and Wireless and Claro are excellent.

SUSTAINABLE AND COMFORTABLE OFF GRID LIVING

We are on high ground with an elevation ranging from about 45-60 feet above the sea, and we receive cooling west/northwest winds. The high elevation, prevailing winds, and lush green environment makes air conditioning unnecessary, and we have lived here for approximately 9 years in comfort during all seasons. The house and nearby rental villas are surrounded by flowering bushes and many varieties of trees amd plush grass is planted everywhere.

We are completely off-grid. Our home is equipped with a high end sine wave double inverter system, and fifteen 125 watt solar panels on the roof, and a bank of eight batteries that have been carefully maintained. Our solar system easily powers our electric refrigerator, television, fans, lights, two computers and the usual panoply of kitchen appliances. We often go many days without having to use the 12 kw generator that resides in its own little house with the washer and dryer. Our water is clean and pure, and comes from the sky, via a roof catchment system with flow diverters and filters. Water flows into 5 tanks that hold approximately 3,000 gallons of water. Our plumbing is first world (no tiny pipes that clog) and we have a septic system with leach fields covered with soft green grass. Our home (and both of the rentals) are built to first world standards, on elevated ground. They will not sink into a swamp or fall into the sea.

TWO RENTAL VILLAS

We have two one-bedroom (“open” design) self catering villas that are currently rented in the tourist market as “bed and breakfast” accommodations. Each villa has its own solar power, sine wave inverter, 8 125 watt solar panels, and battery bank. The villas have complete, fully equipped kitchens, top of the line Simmons orthopedic queen beds and double futon style hideabeds, and can accommodate up to four people each. Beds, dressers, and kitchen cabinets are teak. The villas are equipped with satellite televisions and computers. Guests enjoy free use of snorkels, fins and four kayaks. The villas are beautifully built, and are “open” on all four sides, with louvered teak doors and windows for maximum air circulation, and both have beautiful ocean views in front and rainforest views in the rear. They are surrounded by flowering gardens and trees. Each villa has a large water catchment system including either 3 or 4 tanks that hold 660 or 750 gallons of water each. The villas cater to guests who are seeking ecotourism but don’t want to give up creature comforts. Guests can swim right up to the coral reef and swim in the gentle protected sea or go kayaking. Approximately 18 acres of land remains as pristine rainforest with meandering walking paths for nature walks. You could continue tourist rental activity, or instead choose to rent longer term...or you could simply keep the villas as part of a family compound, for family and friends to visit you in comfort and privacy. The villas will be sold fully furnished and equipped.

GROUNDS AND ACREAGE

Our property is unique, as you will discover if you spend some time looking around the Bocas islands at available properties for sale. We have approximately 12 including several meandering walking trails through the rain forest that we maintain for our own recreation and for our guests. Our home and villas are surrounded by lush gardens, with many varieties of flowering and fruit bearing bushes and trees. We have a small “farm” section where we grow pineapples, bananas, plantains, papayas and other fruit. There is room for planting more if you are so inclined.

Our dock is high and sturdy and is partially covered with the same high quality roofing we used on our home and the villas. This provides protection for your boat and comfortable lounging for you and your guests when you’ve had enough sun or are surprised by a sudden rain storm. The ocean here is clear, clean, and swimmable, with no dangerous waves or riptides, and you can swim 150 feet in any direction to snorkel our coral reefs. We have a small sandy beach on the north side of our property. There is also small, basic house that accommodates two employees, with electricity and water serviced by our home’s system. The generator is housed in its own little building, with the washer and dryer. There is also a bodega for storing garden supplies and tools.

DETAILS OF SALE

We are not offering “seller financing” and do not wish to take on any partners. The property is “rights of possession” held in a closely held corporation, with government documentation and proof of occupancy. It is currently eligible for titling under recently adopted law. The property will be sold by means of a transfer of all shares in the corporation that holds it, with no transfer tax. The villas will be sold fully furnished.
