“LOS VOLCANES” BUNGALOWS

“Los Volcanes Bungalows” is a tourism project located in El Coco Maritime Park, to 18 km. south of municipality of San Juan del Sur.

In total, there are four bungalows (3 of them SALE) of 70 m2 each, ready to accommodate two people, with the possibility of increasing this number to four people maximum, as the case of a marriage with their children.

The total land area is 900 m2. The project design was implemented in compliance with the current regulations of the Parque Maritimo, in terms of occupancy rate in the area of construction (35%), withdrawals of boundaries, maximum heights of walls, supply and installation of potable water tank and treatment of sewage through a septic tank typical indicated by the authorities responsible for the park, among others. The cottages "Volcanoes" are located to 70 meters from the beach known as El Coco.

In total, there are four bungalows (3 of them SALE) of 70 m2 each, ready to accommodate two people, with the possibility of increasing this number to four people maximum, as the case of a marriage with their children.
Inside bungalows, there are available a bed "king size" for two people and two single beds, bathroom with shower and hot water, plus wardrobe, air conditioning, fan, telephone, electric generator, cooking, food area and terrace.

In addition, are available external works, outlined below:
WATER AND SANITATION INSTALLATION / The water system is powered by the existing water network inside the park through a particular meter installed by the Water and Sewage Public National Company named ENACAL. It has a large tank of 1000 gallons and with a pipe underground to each hut.
The sewage system is collected by pipes and boxes into a septic tank registration provisions in the lower sector of the terrain.
SWIMMING POOL/ There is a pool with an approximate volume of 30 m3, ready to provide an option different from other existing facilities throughout the park. This item also includes showers outdoors.
PLATFORMS/ There are platforms such as "stone paths", using as a main material stones in the area. The platforms are the route of communication and movement within the project area.
GREEN AREAS AND GARDENERS/ There are garden areas in the open spaces of construction, different type of trees with local species, ornamental grass and to preserve the soil from erosion, while creating a visually pleasing landscape.
PARKING/ It has a parking area for each cottage. The remaining area is covered with grass only resistant to traffic, to protect soil and reduce erosion caused by rain and wind.
RANCH/ Two palm rustic ranches are available, where visitors can do various activities such as lunch, dinner or just relax away from the cabins

LOCATION
In addition to the tourism centre, is necessary to remark the beauty of the place, just beach and the environment that has been preserved. It is located in an area near the town of San Juan del South, one of the most attractive locations in Nicaragua. There is no doubt that the future potential of tourism development of this coast is another major motivation to invest in this particular point in the South Pacific Nicaragua, and demand may increase greatly in the area. “EL COCO” MARITIME PARK
The Maritime Park El Coco is an exclusive resort that is on the Pacific coast of Nicaragua, 151 km. from Managua and 18 km. south from San Juan del Sur. It is located inside the Wildlife Refuge La Flor, and it enjoys the beautiful scenery that it stands out as one of the jewels of the natural landscape Nicaraguan. Currently, 16 houses are rented to guests, which can accommodate, in total, 102 guests. This is a right place to rest and recover in a peaceful and relaxing environment. The park provides the following services:
- All the houses and huts are built kitchen. In addition, in the compound you can find a Mini-super, supplied with commodities for food, cigarettes, liquor nationals, hygiene and cleaning products and others. This Mini-super is designed both to serve customers in the resort as the inhabitants of neighboring communities, because it is located at the entrance of El Coco Marine Park.
- For visitors who are looking for a greater relaxation and comfort, the park offers its customers a restaurant near the beach that offers tasty food and Nicaraguan food Austrian specialties. Many of the foods and ingredients come from a nearby farm, owned by the park, which are organically grown, resulting in higher product quality.
- In this restaurant and in other points of the park can be seen several works of art that were created by a young Austrian. They are mainly statues of different reasons (animals, the sun, a pair of lovers, etc..), who seeks to do more pleasant stay in this resort.

The expansion of tourism services provided by the Maritime Park El Coco and each of the housing projects that are integrated into it are certainly very relevant to the communities surrounding the park. The families of these communities are benefited for the manpower provided and also for social projects offered by this resort. These social services are El Coco Park School "El Coco", founded in 1999, training to workers and residents of the area (in English, computers, hotel, carpentry, welding, agriculture, etc..), or the opportunity to carry out practices for young people with training in the field of tourism. The park has a commitment with the community's concerns in training human resources needed to make tourism viable and sustainable for this area for the future at medium and long term. Volcanoes Cottages have increased the offer, and it has impacted on the increased jobs, and therefore, also in the demand for labour.

The municipality of San Juan del Sur and El Coco Beach, in particular, enjoy the features that can turn these places into a tourist attraction for our country. It is true that certain conditions are needed to increase tourism demand: a new vision on Nicaragua abroad, improvement of certain urgent infrastructure and the decision of investors that perceive more clearly the opportunities than the risks.

The South Pacific region Nicaraguan presents the highest growth of tourism in the country and a high potential to continue to function as a focus of attraction for national and international tourists wishing to enjoy the tourism opportunities of Nicaragua.
