Dream of Living on an Island in a Tropical Setting?

Norfolk Island, discovered in 1744 by Captain Cook, has been the location of two penal colonies. In 1856 it became the home of Pitcairn Island descendants of the mutiny on the Bounty crew. Approximately 1610 kilometres north, north east of Sydney, 1456 kilometres east of Brisbane and 1063 kilometres west north west of New Zealand the island is in the Pacific Ocean.

Norfolk Island is small, being approximately 8 x 5 kilometres, with about 3,455 hectares of land. Approximately one third of the Island is National Park and Reserves. Soils are volcanic. Temperatures range from 13c to 25c on this subtropical Island, with a 1300 mm average annual rainfall.

The permanent population is about 2000 with an addition of up to 800 visitors on the Island at any one time.
The Island is serviced by 737 aircraft from Australia and New Zealand.
Tourism is the main industry, with palm seeds (Kentia) and coffee, minor industries.
The main attractions for tourists are the scenic beauty, Georgian buildings and convict history and the various activities available on the Island (eg Country Music Festival). There is still a price advantage for tourists in buying some goods on Norfolk, e.g. shoes, but the ‘Tax Free’ tag has largely been lost due to the introduction of a 9% GST. There is no income tax or Council Rates on the Island.

A self- governing Australian Territory, the Island has an elected self- governing legislative assembly. Australia administers Foreign Affairs and Defence, as well as providing control of Parks and Wild life departments. There are still a limited number of Crown leases but most of the land is freehold.
