Nice, Usable 20 acre lot would be dividable- at least 3 really nice home view sites if you kept the lots big (7 acres). Or, you and other family members could all build homes…. The property is on a government road (for better maintenance). Property is a relatively squarish (rare) 20 acre parcel with mild slopes and is fenced for cattle (except for an acre or two up around the home). Exceptional Fiji Community Water Available and piped into the current home. Property at the end of the same Government road (2 blocks separating) is 15 acres on the Bay zoned commercial for a possible resort site currently for sale for $250,000 usd.
Property has about 10+ acres of established Fiji Tall Coconut trees, a large mango tree, papayas, bananas, Tumeric (Curry), Lemon bushes, dalo, and cassava. It also has a livable "Fijean/Indian" style home/cabin with 2 bedrooms, living area, indoor toilet and shower rooms, kitchen and storage areas and views out to the Bay and overlooking the rolling hills of the Bua Settlement. The bay has lots of mud crab, lobster and fish. You can also fish in the local rivers. There is no electricity, but you can easily run solar or a generator. Current Diesel/gas prices (April) were $2.40 Fijean/Liter. Fiji Butane Gas tanks are available in the stores (like the US propane tanks). Most people cook with gas (you can buy a stove or a stove/oven that runs on the gas). You could be completely self-sustainable on this property! You could harvest the coconuts and make coconut oil to sell, grow all of your own fruits and vegetables and raise cows, goats and chickens! The neighbors are all very friendly and grow numerous types of vegatables that you can buy or barter for (neighbors brought us some beautiful mud crabs, green beans and cucumbers during our visit).
You could easily stay in the current home while building a larger home down on the lower grass covered building site that is closer to the water (video link shows me walking down where we would put the driveway to this hill and shows the views from that of the coconut trees and the bay). There is also a private drive that goes down that side of the property that you could also improve and put a driveway on. A local building crew could easily stay in the Cabin while building the new home which would cut the costs of building a new home significantly. Ocean access is just a short walk down the road (no beach). You could launch a boat and go out to the many mile long sand cay or Lecumbi Beach out across the Bay. Snorkeling in the bay is exceptional. The water is very clear and the reef is huge!
The Patterson Brothers Ferry comes from the island of Vitu Levu on most days and docks in Nabouwalu which is 25 kilometers from the property. There is a post office, ice works, hospital, restaurant and a couple of stores and gas stations in Nabouwalu. The trip across the ferry with a vehicle and two passengers runs about $256 Fiji Dollars (currently about $145 usd). It is a 3 hour trip to the largest island. Labasa is the largest town in the North where you have furniture stores, the large fresh food market, auto services, hotels and an airport and it is 112 kilometers away.(70 miles).
Why Fiji? When you buy property, you pay your taxes up front (VAT and Stamp Duty) and there are no property taxes. The national language is English, and the locals are all exceptionally friendly! There are limited amounts of Freehold property in Fiji available (most other South Pacific Island Nations only have leasehold property). The costs of living are lower than the US as are the costs to build (Vanua Levu has their own Pine Forests for wood and Viti Levu has Mahogany). One of the local builders said that it would cost roughly $1200 Fijean / Square Meter (about 11 square feet) to build a US style of home. This comes to about $98,000 usd to build a 1500 SF home.
Why are we selling? When we purchased the 20 acres, we were planning to live in Fiji 4 months each year, and potentially move there full time when we are able to retire. We had planned to raise and keep a few cattle on the land that our caretaker would watch over while we were away and garden. Our situation and my health has changed so that we will only be able to take 1 trip to Fiji each year for a maximum of 1 month. So, we have decided that caring for 20 acres, gardens and cows would be too much for us to do in that one trip (when we need downtime from our very busy US lives - which also includes 20 acres and horses). We love the property and love the lower building site for a 2 story home with simply stunning views, but have decided that we only need a smaller 1 acre lot which is close to some American friends (who live 4 miles from us in the US) on the island of Taveuni instead. It will be easier for us to care for just 1 acre while we are on vacation.
The 20 acres is within 1 km of the Vinivou Primary School which currently has 84 students and 4 instructors, and buses come to take the older students a few km's up the road to the upper grades. There are local mills to get wood for building and also local small stores for everyday items and a hardware store in the small Bua settlement (2-4km away). Living in this area would be a big lifestyle change if you want to lead a simpler life where you can easily be self sustainable. The Bua Settlement is a mix of local Fijeans and Indians (Hindu's). Our caretaker is a mechanic and fixes the local vehicles and also can be hired for tractor work (brush hogging). He has all of the good contacts to get fence posts etc. locally. He and his family love it when we visit and don't know we are now going to sell, so they will be very disappointed.
We would prefer to be cashed out for the property because we need the money to buy the other lot, but with the right down payment we would consider carrying a contract. We have a good attorney based out of Suva, and the fees for the purchase and sale run about $1800 Fiji for each side (or you can select your own Fiji Attorney) - more if we carry a contract because there is more paperwork involved).
