The terrain and amenities of the property are conducive to many types of development. Whether ecotourism resort, acreage residences or family compound is in the future, there are endless possibilities for trails throughout the property to experience the variety of ecological systems. Construction of a few boardwalks and bridges along with select clearing of planted and natural trees will allow you to create a fantastic network of trials with dramatic views of the sea, the valleys, the forests, and the wildlife. There is even a place for the ultimate adventure in the tree tops, the zip-line. Along the north side of the property there is a 1/2-kilometer long forested ravine starting near one of the highest points on the island where the native trees work their way down the hillside then along the edge of a lush valley until they stop at a point overlooking the sea near the entrance to the property.

A two-story, native-style open-air house near the front of the property with a room-size steel-reinforced concrete storage locker was engineered to U.S. standards and features a 150-degree view of the Caribbean as well as views of the nearby jungle. Surrounding it are dozens of fruiting trees and ornamental plants. Between the nearby lush valleys and the encompassing forest, the hardwood plantation runs along hill and valley areas intersected with biological corridors. The hardwoods, many as thick as telephone poles, are almost entirely native to the area and include Honduras Mahogany, Brazilian Mahogany, Trebol, Ipe, Cocobolo, Patridgewood, Snakewood and Roble. The property also has well over 1,000 planted fruit and nut trees (approx. 50 species, including grafted mangos, bananas, guavas, oranges, starfruit, soursop, breadfruit, cashew, limes and coconuts) on previously cleared areas as sources of forage for native birds and animals. The property also contains more than 400 ornamental plants in high-visibility areas and nearly 2,000 palms planted inside the rainforest to provide now-pricey fronds for traditional thatch roofs.

The owners have obtained every legal protection on Panamanian island property short of title, which is a good thing because title would require us to double the asking price and trigger a high annual tax (few sellers of titled property mention the tax consequence of title). The property has Derecho Posesorio (Right of Possession) in the name of a corporation for easy transfer. This is one of the best-documented properties in Bocas del Toro. Owners will gladly permit prospective buyers and/or their attorneys to examine property documents, which have been dutifully lawyered and regularly updated since this property was purchased more than 15 years ago.

If you’re in Bocas and want to visit the property, arrange for boat transportation to the far side of Isla Popa, taking a right turn after passing through the channel separating Isla Popa from Isla Tigre and once beyond the rustic homes built on stilts over the water start looking for a white sign with the words "SE VENDE 86 HAS." on it. The entrance to the farm is the mangrove tunnel just to the right of the sign. The property is about two-thirds of the way to Punta Laurel from the Isla Tigre channel.
