The Business:
Coral Motel and Apartments sits on over half acre of prime main road frontage & is working at a great occupancy level, with the last four years showing an average occupancy rate over 80%. Coral Motel is the preferred choice for a great number of people returning to Vanuatu and via referrals from our past guests. We have built up considerable good will internationally as the website will show.
Our self catering apartments are very large, extremely clean and self contained with full kitchen facilities and private balconies. Our emphasis is not so much from within the tourism industry from which we get a large number of bookings but rather, the extended stay and longer term guests such as business people, workers on employment contracts, religious groups, missionaries, etc. This shift has been a deliberate tactic by us, enabling us to move away from the “over servicing” of the tourist market and filling a void which we saw as evident from our first days in Vanuatu. This shift has seen a significant increase in occupancy which has rewarded us with a very high occupancy level.
Coral Motel & Apartments is conveniently located and is the closest accommodation to International/Domestic Airports, also within easy access of town and CBD. This is a great motivator for people to choose us ahead of other Midrange & Budget Motels/Hotels/Apartments.
Coral Motel & Apartments is a quiet place with no Bar facility or Restaurant currently operating, although we have Vanuatu Investment Promotion Authority (VIPA) approval for both Restaurant and Bar facility, we have chosen not to enter into this field at this time.
Marketing:
The Coral is in Cyberspace with its own simple & effective website and also listed with various other websites..us our great reputation for service throughout forums worldwide, is adding greatly to our bookings and e-mail enquiries.
We do not use any commission based Travel Agents or Wholesalers. We take great pride with our numerous and continual repeat bookings and bookings from personal referrals. Trip Advisor is one of the many good referral websites and we take bookings from NZ, Australia, Europe and USA due to this. We are popular with tourists heading to the outer Islands and returning, due to our convenient location to both Airport and Port Vila CBD.
The Premises:
The 10 apartments, the two bedroom Cottage plus the Manager's apartment have been freshened up with new paint, new furniture, new linen (Sheridan), new gas stoves, new 2-door fridges, TV’s & new curtains/drapes. We have cable TV systems installed plus a DVD channel and carry an large & comprehensive DVD library (not rental) all of which is controlled from the manager’s residence adjacent to the main office.
Seven of the 10 apartment’s kitchens have being replaced with full timber (Rosewood) and this was done on a room by room basis enabling the Coral to remain open for business.
All timber balustrades attached to the two bedroom cottage and front/rear of the main apartment building has been replaced with the best quality Vanuatu hardwood.
Fujitsu Inverter Split System Air Conditioners have been fitted to the five Bay View (top floor) apartments, which boosted popularity even further............
All bathrooms have now been fully re-built, including Manager's residence. This re-construction work includes new toilets, vanity, sinks, water heaters, plumbing fixtures and tiling up 2 metres, etc. Everything is new in each bathroom. This task has seen our continual emphasis on upgrading & maintenance bear fruit as reflected in our occupancy levels.
All maintenance carried out has been to the best standards with a “replacement where possible” policy by us and all the staff. This policy has seen us progressively moving forward and keeping the premises up to standard, rather than a “return to fix it again & again” mentality. We can be assured our guests have a stress free stay with us and place us at the head of their accommodation list when next visiting Vanuatu and also recommend us to their friends, family and business associates.
A fresh coating of paint on all outside areas including the roof area, using Wattyl Solar Guard paint, has improved the appearance and will not need painting again for about 8 years.
Opportunity:
Foreign Investment approval for Restaurant & Bar Facility, which we have to date chosen not to expand into, has left the way open for any enterprising person/s, retired, semi retired or fully active, to pursue just about any hospitality venture they wish.
A new land lease extension from 50 years to 75 years has been negotiated by us and issued to us by Vanuatu Government Lands Department.

Being sold "Walk-in-walk-out" basis therefore, everything stays and we carry quite a lot of back-up stock at all times. We are only taking our personal belongings. Very little working capital is needed to walk into this business.
We will guarantee a minimum 9.5% return (net in your pocket) on the asking, or negotiated price for the first two (2) years without purchaser having to physically work the business, only working the office and supervising staff. Whilst maintaining our current staff.
