"Playacar" is a private, gated-community, located just 40 miles south of Cancun International Airport in the Playa del Carmen Hotel Zone of the Mayan Riviera.

Chac Ha is a comfortable, manageable complex of only 24 units whose owners meet regularly to insure excellence in maintenance and operation. There is a management company on site, as well as 2 gardeners 6 days a week, security 7 days and pool maintenance 6 days a week.

The entire complex is all concrete construction and has been hurricane tested (Wilma in 2005 hovered for 2 and 1/2/ days with no damage to any of the 24 units). We also have individual glass door and window hurricane shutters for every window and door in the condo.

Our condo is overlooking the 10th tee of the championship 18 hole Playacar golf course, designed by Robert Von Hagge and is only a 3 minute walk to the golf club house.

This is a 1500 S/F., 2 Bedroom, 2 Bath, 1st floor (NO STAIRS) Poolside Condo. It is a TURN KEY OPERATION. The condo is fully furnished. There is wireless service for your computer use. You also receive a deeded covered parking space right outside the front door.

The condo sparkles with marble floors throughout and with a marble tub and shower in each bathroom. Every room has a U.S. Hunter or Hampton Bay ceiling fan and individually controlled air conditioning. All electrical switches and outlets were imported from the U.S.

Drinking water is delivered to your door twice a week ( 20 liter bottles ). We have also instilled a U.S. made Agua-Pure water filter system. It is designed with a built-in shut-off valve offering fast and easy cartridge changing.

Each bedroom has 2 windows and the Master has a private bath. There are 2 sliding glass doors that open onto the patio (overlooking the golf course and swimming pool), and the pool deck. There is a wonderful view of the golf course and swimming pool from every room.

The condo is beautifully decorated with tropical, hand-made rattan furniture from Guadelajara. The hand-made Tiki Bar on the patio is a great place to view the lovely sunsets over the golf course.

There is a fully-equipped kitchen with dishwasher, and all appliances. Eat at the breakfast bar or dining table. A utility room has a maid's wash sink and storage for her cleaning equipment as well as a washer/dryer machine.

Three TV's make it possible to satisfy everyone's taste in entertainment, since with satellite, you have the ability to watch different channels (which you cannot do with much of the cable system here).

The condo can be used as a 2 bedroom entity or as a 1 bedroom 1150 sq/ft unit and a 350 sq/ft studio each with its own private entrance. This is achieved by simply closing and locking the dividing doors. The master bedroom and bath, living room, kitchen and patio comprise one large (1150 sq. ft.) unit while the second bedroom area can also be used (and/or rented) as a studio. There is a kitchenette and eating area as well as bedroom and bath in the self-sufficient studio. (350 sq. ft.) The Studio rents for $350-$450 per week.

There are 2 large shade palm trees at your front door garden. Owners (or your tenants) have the use of the Chac Ha private pool and have FREE Playacar beach access through the Reef Playacar Hotel, located directly across the street. You may also use their pools, chaise lounges and showers for no fee. All-inclusive packages are also available for a charge at the REEF.

Downtown Playa del Carmen has several supermarkets (including Walmart, Sam's Club. City Club and Mega) and numerous specialty shops where you can find any and all matter of food, clothing, accessories, furniture etc. There are countless restaurants to satisfy every palate. Varieties abound from Mexican to Italian, French, Asian, Mayan, American and International. You can choose from casual taco stands to very elegant restaurants. Nightclubs and discos are alive with music into the wee hours for those who enjoy them. Our condo in Chac Ha is only a 4 minute 50 peso taxi ride or about a 20 minute walk to downtown Playa del Carmen.

The ferry to the island of Cozumel is also located in downtown Playa del Carmen. There is excellent scuba diving available from both Cozumel and Playa del Carmen. There is a scuba diving center located on the Reef Hotel beach - right across the street from our Chac Ha condo complex!

Ownership in Mexico is an easy transaction for foreigners. Our annual property taxes are surprisingly affordable (approximately $280. US/year).
The monthly condo fee is $3500 pesos or approx $262. US per month for (pool service, gardening. security and common area lights and more)
The owners expenses are condo Insurance, electric, gas for cooking and water heater.
