Project Developed for an Health and Care Unit

Location:

The property as an area of 3,7 ha from which 6480m2 are of urban nature and is located in the
Bensafrim Valley, on the parish of Bensafrim on Lagos council.

The site as all good accessibility, by direct access from EN 120, and being few Km from A22 on the
access of the other end is located less than 3,5 Km from Lagos.



Planning, environmental and landscape items:

Beside the good location and accessibility to the center of the region (including airport) is close to the shore and beaches, which makes this project attractive.Specially once the local scenery by the
position above the hill upon the valley that creates the stream bed gives an high quality to the atmosphere that one can get once inside the property and the future building

The environmental issues that could be limitative to the intervention became the best allied once it’s a privilege to use the area and the surrounding’s scenario on the type of unit that it’s expected to create.

The proposal respects all the plaaning regulations that aplly either on local as regional levels, and also the conditions that comes from the national reserves, such as agriculture – RAN, and ecological -
REN. Also complies with ruels and regulations that are imposed from the regional Plan - PROTAL


Program / Definition for the Product

According with project approved by authorities it’s granted a planning permission to build as follows:

tal area of construction for the new building will be of 3.100m2 for a capacity of 120/130 users.
o floors above ground level with 1500m2 of construction
o floors below ground level with 1600m2 of construction.

Such planning permission leaves it open the possible uses for tourism, lodging and assisted residence for third agers, as well as health and rehabilitation unit.

At this moment exists a building constructed in 2005 with 2000m2 of construction that works like a restaurant and a events centre
