75 metres [~250 feet] of beach x 100 metres [~330 feet] deep = .75 hectare / nearly two acres / ~80 000-odd square feet

It is ALL cleaned up and useable – no swamp or protected land within the boundaries

7 km [a little less than 4 ½ miles] south of Mahajual. A dirt road goes 'straight' along the ocean front from the south edge of town to the property. A paved road runs from just west of town to a paved crossover a couple of kilometers south of property so it is possible to come in from either direction. There are two freshwater wells, a 24 foot travel trailer and a ‘chosa’ [small local house] on the property.

This is a very pretty property with potential for up to 4 – 6 private residences. One of our ideas was to sub-divide or ‘condo-ize’ with friends and / or family to form a conscious community. Another was to have a tourist facility with that many cabanas, + / – some tent pads, and to offer kayaking, snorkeling, etc right out front. Lake Bacalar [lake of seven colours] and several archeological sites are near enough for day-trips if you were going to do a tourist thing.

Far enough from town for amazing dark starry nights - there are a LOT of stars; close enough to have dinner at one of the nice restaurants and drive home.

Mahajual is small. Re-development after Hurricane Dean [2007] includes this malecon – a seaside shopping, people watching, bar and dining walk between the town and the beach.

There is a deep water dock at the north side of town and more and more cruise ships are coming in again [we can provide data on that if you were thinking to base a business use on that]. There is to be a new international airport in Tulum – 217 kilometers [135 miles] north – within the next couple of years. And, we have heard that one of the big Mexican tourist / amusement companies has plans to develop another in their chain of parks in the Mahajual area.

If it is so wonderful – and it is – why do we want to sell it??

My partner Linda bought the property in the mid-1990s because she wanted to own some beachfront. She used to go there [she was then living and working in Puebla, near Mexico City] to camp on weekends. A few years later she was living and working in Cancun, opportunity knocked, and she bought the property where we now live – about 50 feet / 15 metres from the water. Here suits us just fine as a home base for being retired, writing and researching, and traveling – some for pleasure and some to teach our respective disciplines back in Canada.

We’ve had a multitude of ideas about further development of the property – some noted above – and would certainly share them. But, we no longer want to do them ourselves – we have enough to do already. Someone has noted that ‘retirement is a full-time job’.

Finally – two or three important things to know. We have the Zona Federal – the license protecting the beach in our name –giving us exclusive rights of use – very few properties in the area have that. Secondly, the property is owned by a Mexican Corporation [Chinchorro Enterprises as noted in red on INEGI map] that we fully own. We would be selling you the corporation and all of its assets, i.e. the property. If you are not a Mexican national this is one of only two ways to own beach property in Mexico, and it is definitely the better way.

And, the price – only $ 295 000 US or Canada, whichever is greater [they are more or less at par as I write this] or 3 900 000 pesos. We would also consider trade for a developed property elsewhere, e.g. Canada or US that we could use as a turnkey investment opportunity / rental property.
