Bed and Breakfast

Located very close to La Antigua Guatemala, with an incredible view of three Volcanoes and surrounded by farms is this pretty gem of a furnished functional Bed&Breakfast. There are 11 bathrooms, four fireplaces, 1 kitchen, two kitchenettes, two large living rooms, patios and 9 bedrooms in this complex. Our intention in this design is:
· Two independent rental apartments (for supplemental income)
· A  workshop area for wood working, metal welding and maintenance (with benches and tools)
· Covered parking with electric garage door opener
· Five room Bed and Breakfast with a Café and/or Event room
· Private living quarters on the second floor with office, master bedroom, master bathroom, master living room with fireplace, two patios.

This complex is located on a property of 464 sq. meters (1508 sq feet) and aprox 700 sq. meters of construction.
The front of the house facing the entrance street is 18 meters long (58.5 feet). The property is in the shape of an “L”, with its longest leg being 28.8 meter or 93.6 feet deep.

Fist Floor:

Work shop of 5x4 meters with small storage area (plumed and can easily be converted into another room with private bathroom.)

1 large living room (7x11 meters or 813 sq feet. We used this “Salon” for a common living room and dinning room. Easily fits of 50 people for a meeting, presentation or party.  It also has a nice fireplace.
1 large kitchen (4x7 meter) or 380 square feet with two sinks and a 4x8ft island.
A pantry (4x2 meter) with another sink.
Laundry room with a “Pila” and built-in laundry folding table with washing machine (120v) and  dryer(220v) hook ups. The laundry has stairs leading up to the second floor with a small bathroom under it. This bathroom is easily accessed from the kitchen area.
Large open outdoor patio with “Bucaro” (fountain) and garden areas.
Covered rest area.
Five bedrooms with private baths (for the Bed and Breakfast)
Two ½ bathrooms that can be access from the patio or event Salon. These bathrooms can be used by guests attending a meeting or party from the “Salon”.

Second Floor  Apartments
Two independent apartments. The first called “Agua”  has a private bath, kitchenette and  fireplace. It’s a Studio type apartment.
The second apartment “Fuego” has a private bathroom, fireplace, outdoor covered patio, a large kitchenette with a dining area and space for a small office. It’s a two room apartment.
 These two apartments can be accessed privately from the street without interfering with the rest of the complex. As an option, the two apartments could be combined into a three room apartment. The apartments can easily be given access to the first floor out patio and rest area.

Second Floor over Kitchen and Salon  (designed for master quarters and offices)
 Continuing with the master living quarters on the second floor, which is accessed using stairs from the first floor laundry room. An office or hobby room. A large master bedroom (5x9mts) or 475 sq feet with a large closet. The master bathroom is 2x5 meters with dual sinks.
The second floor has two outdoor patios, one covered on two sides and the other open. Next to the master bedroom is the master living room with a bathroom, bar  and a fireplace. The view from this living room of the “Fuego” Volcano is fantastic.
