Property Overview: This 360° view oceanfront property has been featured on many postcards and tourist brochure photos. It was used to film scenes for Pirates of the Caribbean: Deadman's Chest. Location: Pointe Guignard, known locally as "La Passe", is a rugged headland jutting into the Caribbean Sea. It is between the villages of Pointe Michel and Soufriere on the southwest coast. One and a half miles south of Pointe Michel village, it is a fifteen minute drive south of the capital of Roseau on the paved and well-maintained west coast road. Features include: _ Pointe Guignard is a majestic hilltop house or bar/restaurant site on a rocky point of land jutting into the Caribbean. 3.077 surveyed acres with clear registered title. _ Private: sight lines easily controlled for complete privacy of house site. _ Secure, quiet location: cliffs on both north and south sides of propertyassure security. There are only two neighbors within a half-mile. _ Site: Flat main house site and three nearly flat cottage sites, all with ocean views crown a rugged promontory with a 360° view. Of the thirty mile view: 220° is Caribbean Sea (South to North-Northeast). The rest of the view is mountain rainforest rising to over 3,000 feet within two miles to the East-Southeast. Land Development Details: The top house site on the property was formed in its present state by the construction of the coast road in 1962. The road builders flattened the house site as a heavy equipment parking area. The predominant soil material there is "tarish", what the Dominicans call a fine-grained compacted sandy soil. The tarish was graded out to seaward, forming the platform of the house site, and is very easy to excavate, as it is soft and well drained. The house site is four feet higher on the seaward side than on the road-side. The site could be graded to extend the platform another eight to ten feet westward. Tarish also makes for a good septic drainage field material.
Survey Notes Be prepared for steep, rough terrain along the survey line. All of the pins we have found: 3,4,5,6,7,8 are on the east and south lines, and with the exception of 7 and 8, are in rough situations. Telephone pole #55 is on the land, right next to three yellow posts in a row, each 8" in diameter by 4' high. Park there. The easiest pin to find is by walking down the road toward Soufriere to Pin #3. You will find a red paint stripe about 3" x 10" on the pavement that points to where Pin #3 is in the bushes. Do not attempt to find it, as the brush is very thick on a very steep embankment. Likewise Pin #4 is in a very thick brush. There is a ravine with a solid rock west face. Starting down the ravine, taking care with the metal trash, Pin #5 is a white steel pipe with some metal and/or plastic debris hooped over the pipe base. It is opposite a small cliff rising on the west side of the ravine, within perhaps 15 feet of the rock face. Pins #6, 7 and 8 are also steel pins with debris linked around them. Pin #7 is right up hill about 2 or 3 feet of a big spreading banyan that stands away from the rock face to about ten feet the southeast, at the bottom of the ravine. Then, looking seaward from there, Pin #8 is about fifteen feet out from the rock face. We have never located any of the other pins. We believe that although Vincent Robinson signed the survey, a man named Alfonso Casimir may have actually done the work. The pins they put in were actually, in come cases, glass bottles buried bottom side up. The seaward ones - 10, 11,12,13,14,15 - should be indicated by a "cross on stone". Survey Point 1 is close to the northerly telephone pole closest to Pointe Michel village. Survey Point 15 is by the sea, approximately straight down the cliff from the north roadside telephone pole and Survey Point 1.
