Moonracer Farm Lodging & Tours, Ltd., a small jungle resort just outside of the Mountain Pine Ridge Forest Reserve, is offered for sale. The owners have received an offer to manage a private conservation effort in Belize, and the requirements of the conservation effort will preclude their ability to continue to operate the lodge.

The sale price includes both the property and the business, and most things necessary to run the business. The owners would like the ownership transition to be completely transparent to booked and potential guests, and are prepared to assist the buyers to this end.

The property is 50 acres in the broadleaf jungle, with ~8 acres cleared as living space, planted producing fruit trees (many varieties!) and horse pastures, and the remaining ~42 acres as jungle with some cut trails. Buildings on the 8 acres include:
• 26’ x 25’ 2-room guest cabana, with each 13’ x 12.5’ room containing 2 queen beds, private bath with hot shower, and a screened porch (additional 9’ x 14’ and 6’ x 18’) with a private entrance
• Owners’/Managers’ house, same dimensions as guest cabana
• 20’ x 30’ open air palapa with securable kitchen, dining room, and a 20’ x 20’ cement-floored covered area with a wood fired stone oven, traditional Maya firehearth, and washer/dryer. Butane refrigerator and 6-burner butane stove are included.
• 20’ x 24’ shop with 10’ x 24’ covered veranda
• Generator shed with 6500 watt and 2000 watt Honda gas generators
• 11’ x 10’ storage/tack shed
• Thatch-roof 4 stall open air stable, 18’ x 18’
• Chicken coop
• Large 20’ x 30’ open palapa suitable for camping or storage, with water and septic accessible
• Zoo-quality completely enclosed cages suitable for kennels, chickens, gibnuts, or any small livestock.

The property is off the grid, with the exception of pipe water to the property. In addition, 4400 gallons of water storage are included, with a pump to move water to tanks which gravity feed water to the property if the pipe water is inaccessible. Electricity is provided on a part time basis through the generators and a small solar system; the generators, solar setup, and batteries, chargers, and inverters are included. A Hughesnet satellite system including modem and wireless router is also included.

The business has been up and running since Fall 2008, and has been #1 in its category on TripAdvisor since January 2010. In this area, it is in its own niche because most other resorts in the area are more high end. For owner/operators, it is a self-sustaining, profitable business that allows the owners to live comfortably and to close the business and travel for three months of the year. For the past two years, annual occupancy rates have been in the 40-45% range, even averaging in 3 months of 0% occupancy when the business is closed. With the exception of pots, pans, dishes, and small appliances from the kitchen, the vehicle, and some tools, everything needed to run the business is included in the sale: furniture, appliances, linens, cleaning supplies, grounds maintenance tools, etc. The owners are willing to work with the buyers during the ownership transition.
