Hotel for Sale in Kizimkazi, Zanzibar, Tanzania

Hotel with Wonderful Sea View

Hotel built 2006, completely renovated 2010/2011. 36 rooms divided in 6 bungalows with 2 large family rooms in each, (size ca 40m2) 8 of the close to the larger pool. 9 bungalows with 2 or 4 rooms in each, totally 24 standard rooms (size ca 25-30m2) all with large veranda and perfect sea view. Open your door and there's the sea. All rooms are self-contained with large tiled bath-rooms.
2 swimming pools, both suitable even for young children. Natural salted water from own spring reduce the need of chemicals – no red eyes.
2 piers out in the sea, both with makuti (palm leaves) roof and stairs down to the beach.
2 restaurants, one for breakfast (show kitchen) and the other one for lunch/dinner. Part of the later one are used like a lounge. Bar and TV in the two corners. Both restaurants have makuti roof and low walls.
Reception and curio shop, the later rented to a local salesman. Managers house (60m2), two other small houses (massage, TV room, library, diving centre etc, we don’t use these rooms that much). A small staff house next to the gate; 2 rooms, both with toilet/shower.
Beautiful well maintained garden, including a spectacular cave from where we take the water for the pools.
Plenty of fresh water from a reliable source in the nearby village something essential to have on this dry island.
Fantastic sunsets and a feeling of being alone as there are no other visible hotels in sight. Good chances to spot Dolphins and even Humpback Whales while sitting on the pier. Our neighbor is a marine research station focused on sea mammals.
Our hotel is a perfect place for those who are looking for relaxation.
The plot is large, over 30000m2, with a beachfront of ca 265 meters. The beach is a mixture of sand, hard and soft corals. The difference between high and low tide is about 2 meters but you can swim and do snorkeling the whole day because of the reef.
Increasing number of guests and if you have good contacts within the holiday business this hotel can be a “gold mine”. When the new airport in Zanzibar is ready it will increase the number of visitors from Europe, India, and Arabic countries and even as far as China as they can use direct flights with larger aircrafts. The new airport will open up the island for a huge market.
Reasons for selling this property are mainly these two; we have another hotel on mainland Tanzania and for us it’s too much work to run two hotels. The other reason is my health situation.
The price is negotiable depending on payment conditions.
