This cottage in Colonial Style is situated just outside the small rural town of Marcos Paz, aprox 55 kilometer from Buenos Aires. It is approx 105 years old. In 2009 it was completely renovated by an architect: new electricity system, new water tubes, new floors, new bathroom, new kitchen. Total living space aprox 95 - 100 sq meter. (no original drawings existent)
It has a covered veranda, a living room with open kitchen, 2 bedrooms and 1 bathroom. The house has darkgreen wooden blinds on all the windows. The property has an own water well at aprox 35 meter depth, with an automatic waterpump that leads to a tank.
There is approx 7000 sq meter of garden with fertile soil and enough rain to get a good yield. There is an orange tree, lemon tree, tangerines, grapefruit tree, grapes, almonds, figs, and ample ground left for growing vegetables or keeping domestic animals. There is enough grassland to keep 1 or 2 horses, a cow a pig or other animals.
In an annex, on one side of the house is a small tiled room, a "washkitchen" with space for a washing machine and tumbler.
Also in the annex there is a small but very humble apartment for housekeepers or caretakers. This has not been renovated.
This house is perfect as a SURVIVAL HOUSE, or a home for a couple of retired expatriots who wish to lead a quiet life and grow their own food, or a holiday- or weekend home for someone who lives in Buenos Aires or Argentina in general.
Some knowledge of the Spanish language will be needed though, to get through with daily life.
As the house is situated just outside town, the last roads towards the house are unpaved, as this is the norm in Latin America.
It has an own water supply. Water well with automatic electric pump, leading directly to the house / Watertank on the roof. (Tank fills itself up automatically). Also there is possibility to build solar panels and become completely off the grid.
The town of Marcos Paz, a small town with a lot of trees, has approx 35.000 inhabitants and can be reached from the center of Buenos Aires in 1.5 hrs by the cheap Argentinian public transport, by train or by bus(ex Railway station "Once"), or directly by own car in approx 50-60 min. This small town has all the shops that are needed to live, from smaller supermarkets up to furniture shops. No big hypermarkets. The house is situated on the outer skirts of Marcos Paz in quiet surroundings. All the other houses in the aerea are also on a plot of land of the same size, thus tranquility is guaranteed. The center and the railway station of Marcos Paz can be reached by bicycle or on horseback or by car in approx 10-15 minutes.
Property taxes are very low. Presently the Government tax is 880,- Argentinian Pesos per year (= U$ 57,- per year). Also there is a small municipality tax to be paid.
