Multi-Use Costa Rica Hotel Between Airport and San Jose

Adventure Inn has has been most recently decorated in an interesting and relaxing Mayan jungle theme. The thirty four hotel rooms tend to be quite spacious and fully loaded, most with two new queen size beds, some with three, all with private baths, some with bidets, flat screen TVs, wireless internet access, A/C, direct dial phones with VoIP to make international calls, coffee makers, hair dryers, a small writing table and chairs, an attractive armoire closet and dresser, and an in-room safe. Included are three suites with one king-size bed (usually for honeymooners) that have an in-bath Jacuzzi, microwave, a small fridge and outdoor balcony overlooking the up-scale Los Arcos neighbourhood and distant Escazu mountains.

We have a sixty person bar and restaurant, an 87 square meter solar-heated infinity pool and large solar-heated Jacuzzi. Plus we have a big two story solarium room with diffuser panels to allow natural light in, and big louvers on the ends for a constant fresh breeze. We are half way between the international airport and central San Jose, in one of the most exclusive neighborhoods in Costa Rica called Ciudad Cariari. There are three five star hotels as our competition, the Doubletree San Jose Cariari by Hilton, a Wyndham San Jose Herradura with a new Hard Rock Cafe, and a bit further, the Marriott San Jose, all in the $175 to $400 per night range, so we are better priced, and could easily raise our rates each year into the future.

Our location is multi-purpose, ideal for first and last night stays in Costa Rica, as well as people who want the San Jose experience for part of their vacation, but prefer not to stay right downtown with it's inherent problems.

As you probably know, Costa Rica is growing leaps and bounds along both coasts and the Arenal/Monteverde areas with new hotels and condos popping up daily. Being central to Costa Rica and close to the international airport, we are ideal for many guests flying in late or flying out early with plans to stay at other more remote destinations. These destinations include the Osa Peninsula, Dominical, Manuel Antonio, the southern Nicoya Peninsula, Monteverde, Arenal Volcano, Tortuguero and Puerto Viejo, all of which take half a day to reach or return from. We offer free airport transfers that assure guests they will meet their airline schedules on time.

Because many people stay with us on at least their first night in Costa Rica (and often their last and some nights in between), we take advantage of the situation by encouraging guests to take day tours, rent cars and take privately-operated shuttles to anywhere in Costa Rica. We are central to Pacuare whitewater rafting, Irazu, Poas and further Arenal Volcanos, Waterfall Garden Park, San Lorenzo - the largest canopy tour in the world, plus some great coffee tours. We make at a 20 to 25% commission on each tour, car rental and transfer we arrange for guests, easing their burden plus guests tend to take an extra night's lodging for each tour taken.

Adventure Inn is an excellent opportunity for investors or perhaps a mature family wanting to make that quantum leap but earn money from day one. It is fully operational, has all the required licences and basically runs itself with the management I have in place, including my son Mike as the general manager, who is prepared to stay on indefinitely if the buyer wishes. Unlike seasonal beach and mountain properties, Adventure Inn tends to be busy year round. Many Floridians and Texans fly to Costa Rica to escape the heat, while vacation property owners and Latinos enjoy traveling in the off-season. Plus we are # 1 on TripAdvisor as a business hotel, being in the free-trade zone.

The hotel grosses just under $1 million and nets between $250,000 and $300,000. One would be hard pressed to find another Costa Rican hotel this size, this nice, with a great reputation and an ideal location earning this much income, at least at this price.

And because you are coming to me without using a real estate agent, I have more room to accommodate your needs. You'll find I am easy to talk to, I prefer to deal honestly and with integrity, and keep everything above board, no surprises for anyone. I know negotiations are difficult at times, and people who have trouble communicating need a real estate agent, but it really isn't necessary. I will roll my sleeves up to work together with you, so that it is a win-win for both of us. I am starting my eleventh year owning Adventure Inn, and I enjoy it very much. And even though it runs itself with the management in place, I'm getting a bit burnt out after forty-six years in the hotel business, time to leave Costa Rica to look after my Mom in Canada, continue with my Masters swimming and turn Adventure Inn over to more capable, energetic hands-on management.
