Beautiful Land to Make a Change

Fantastic place with the perfect climate and culture to begin a new and relaxed lifestyle- The property is in a central highlands location between the Pacific Coast and the Capital of San Jose. Officially it is located in the Canton Atenas, Santa Eulalia District. It is about 25 minutes from the international and domestic airport, and about 45 minutes from downtown San Jose. To the west is approx. 45 minutes to the Los Sueños resort, marina and golf course. It is about 10 minutes out of Atenas Proper so still a quick trip to town for shopping but peaceful and secluded when you want to be. Public water and electric both run along the public road property line, additional wells are possible and have been marked on the property. There is good year-round road access which is not a through road, so very sparse use little traffic, only a few neighboring farms and neighbors.

The majority of the property is a flat hilltop (80%). 125 meters front the public road on the north with the south boundary sloping down towards Rio Cacao. Both East and west sides are bordered with farm land. Good views are over the river canyon and mountains to the south. The couple other houses you can see in the distance are large lots and very nice houses. On the property there are over 100 mature and producing orange trees, all in rows with grass hay beneath. The grass is sufficient for a few horses or cattle year round. There are also various other fruits on the property such as Mango, Lemon, Guacamole, Star Fruit etc. The whole property is fenced, and looks really great. Very little maintenance is required, especially if livestock or horses are allowed to graze.

We have set it up to build on long term as a retirement property because of the exceptional climate, security, friendly inhabitants and local economy. We spent several years living in different areas of Costa Rica and covered most of the country looking for the best place to retire, and this was it. We wanted something as close to perfect as we could get. Secluded and private, out of the tourist and higher crime zones, no danger from storms or floods, year round rainfall but not heavy, easy access to shopping, airport, and all the conveniences. The biggest selling point for the area of course is the climate, which is (according to National Geographic) the best in the world.

The lot itself is 18,065 sqm. (About 4.46 acres) so is pretty good sized, nearly all of it usable and big enough for a few horses or cows but not so big as to be too much to keep up. I received a new survey done by the owner immediately before we purchased the property; the Catastro number is A-1021340-2005 and is attached to the photos. It could be broken into 3-4 good smaller lots fairly easily; but the ideal for us anyway is to have a bigger property, with lots of room to build and do whatever we want.

Sadly, work has taken us to Australia with a long term contract, so this is no longer feasible. Property prices here in Australia are extremely high, so we are forced to sell so that we can buy here instead of lease for the next 5 years.

As we have owned it for quite some time, we do have room to negotiate the price for a serious buyer. We have owned it approx. 6 years, and because of low Costa Rican property taxes, keeping the property long term has not been a problem but we are willing to sell at near the original purchase price from 2005. We purchased it from the former Alcalde (Mayor) of Atenas, Jose Luis Castillo Castro, it was part of the large family farm. He has always been very helpful and a dependable friend and neighbor.
