The farm is located in the beautiful area of Västerbotten 80 km North West of Umeå city on the boarder to Lapland. The location is very private but yet conveniently close to several towns, airports and train station.

Umeå is the nearest bigger city with airport however the smaller city of Lycksele, also with airport (daily flights to Stockholm) is only 50 km away. The nearest small town is Vindeln only 25 km from the farm. The nearest train station is in Hällnäs, only 15 min drive away, and from there you can commute to Vindeln 10 min and Umeå 50 min. Day care centre and school is also located in Hällnäs.

Total area is 100 hectares or 1 square km. The land is roughly divided into 59 hectares of productive forest of various ages. 10 hectares of cultivated fields, 7 hectares of private lake and 24 hectares of peat land.

The farm is currently used as a horse farm and a tourist business with trail riding and youth riding camps. The location is perfect for further developing a small scale exclusive wilderness tourist resort with trail riding, hiking, canoeing, moose spotting, fishing, etc. The farm is surrounded by endless areas of pristine northern pine forests with many beautiful small and large lakes. A 60 km long hiking trail runs through the area and passes only 200 m from the farmhouse.

Nature in the region was shaped by the ice age with unique features such as sand dunes, ridges, dead ice holes, big boulders and boiling mud holes. Several nature reserve areas are close by. The biggest one is Eco Park Skatan (1700 hectares). Smaller ones are Valfrid Paulsson Reserve and Kammens Nature Reserve. All of these are within day hiking or riding distance. Valfrid Paulsson Reserve is a unique area of 300 year old pine forest surrounding two small lakes with emerald green water. A log cabin for camping is available in the area (not property of the farm).

The farm originates from the 18th century. On the farm there is a house for living quarters built 1890 with large farm style kitchen, one living room and two bedrooms. The kitchen has a large wood stove from 1901. Kitchen and living room has a beautiful view of the private lake.

There is also a separate smaller log style baking house with a huge wood heated baking oven. This building is the oldest on the farm. Possibly this is the original farmhouse in which case it predates the bigger house with approximately a 100 years. Both the building and the oven are in need of repair.

Other buildings are a small garage currently used for housing chickens and rabbits, a large workshop with concrete floor, a huge barn house originally built for dairy cows, now being converted in to horse stables, a small one box stable to separate and care for sick horses, a combined free range stable and machine shed, a small cabin for tourists and a green house.

The big barn house currently has 6 full sized boxes and a heated tack room. The entire stable is approved for 9 full sized boxes, one large foaling box, 5 pony boxes and a shower box. Approximately 90% of the building material included. The facilities have storage room for 40-50 tons of dry hey with 2 large drying fans. Two silos for grain or concentrate, one takes 3 tons and the other 5 tons.

Among other things included are 1 large caravan, 3 small tractors and farm equipment, 1 Ford Bronco 4WD farm vehicle, rusty but runs well, 1 1947 Volvo PV vintage car, not running but in very good condition for its age. Also included is lots of old equipment for horse farming in various condition.
