Ocean View 1 Acre for Sale in Don Juan, Manabi, Ecuador

Pristine & Unexploited Walking Distance Ocean Property

This ocean view property is located in Don Juan, in the province of Manabi, 10 minutes north of Jama (where the closest clinic is), and approximately 1 hour north of Bahia (where the closest hospital is).

We are asking the fiscal price of $65,000. In general, commercial land property value is much more than this deemed government price. The land is large enough that you could divide it into lots and make back the initial investment, if so desired.

The total property size, including the required governmental area of protection, is of 3,440 m2, whereas the property size without the area of protection measures 3,196 m2. This area of protection is required when land borders either a river or a road. In this case, the land borders La Ruta del Sol and the road that enters Don Juan.

The town of Don Juan is a small, sleepy, fishing village that has still managed to escape the exploitation and overpopulation of other Ecuadorian coastal cities. You can walk on the clean, uncontaminated beach for literally miles without bumping into a single person, except for the occasional fisherman and/or fishing boats.

The ocean is calm, and the turquoise water is similar to taking a luke-warm bath. There are many seashells and agates to be found in the white sand beaches surrounding Don Juan, and the climate is pleasant, with the temperature ranging in the high 60's-mid 80's Farhenheit, 20-29 Celsius.

The ecosystem surrounding Don Juan and the province of Manabi is known as a "dry forest", as evidenced by the semitropical, yet deciduous type flora of the area. Its seasons are characterized more by rainfall than by temperature. The rainy season tends to be December through March or April, with drops in rainfall during the rest of the year.

Over the years, Don Juan continues to remain small. It is still more of a village, where one can simply walk, converse with the locals, and buy fresh fish as it is brought in from the local fishermen. There is a small public school, and very elegant brick/wood constructed houses sprouting up on smaller lots around Don Juan.

For those who are visionaries, the location of the property, as well as the developmental stages of the town itself and the gated communities that are popping up all around, lend to a perfect resort/vacation town with excellent opportunity and potential along the well traveled, Ruta del Sol.
