60 acres olive farm 45km from the beach of Punta Ballena, in the beautiful hills of Maldonado.


The property is located 50 km from the airport of Punta del Este and 15 km from the town of Pueblo Eden. A small sleepy town with a few tiny shops, a church and a very famous restaurant. The nearest big supermarkets are 42 km away and the Luxurious Beachresort Punta del Este is a 55 km drive.

The location is very safe & secure. Reachable by private dirt road (which leads to Ruta del Olivo and is 2 km long) that is only used by the owners of the property and 3 other neighbours.


The property is on the ''Ruta del olivo'' and consists of 60 fenced acres of land of which 25 acres are planted with 4 different varieties of olive trees. (Arbequina, Coratina, Piqual, Maurino). In total there are around 3,200 trees mainly for the production of extra virgin olive oil. Within a 10 km radius there are multiple mills, the nearest at 5 km, for cold pressing the olives once the first commercial crop will be harvested (April 2014). To date most of the farm work has been done by professionals. They have helped to get the owners through the first, most important, three years of growth. This can easily been seen by the state of the trees compared to other olive trees of the same age in the area.
The trees are very healthy and a minimum of herbicides and pesticides have been used.

The owners have prepared a part of the land to plant more olive trees about 7.5 acres but have not done so yet. Then there is another part, about 2 acres, which is ideal to plant grapes for wine, Which is also very common in the area.

Another 20 acres of the land is still wild with lots of trees and a small stream. There is abundant wild life such as hare, roe deer, wild boar, and many different bird species.

About 1 acre is closed off with an antique stone wall and can be used to work with cattle. Then there is another part of around 1 acre that is closed off with a wired fence used by the owners for their horse.

There is a private road on the land that goes from the top of the hill, where the entrance and the small house is, all the way down to the lowest part of the land, where it ends.


Main house:

The main house is contemporary and has around 200 m2 of floor space and almost 360° views. There is a master bedroom with double walk in shower, big wardrobe and separate toilet area with bidet.

The living area is open plan with huge windows and amazing views and consists of a lounge with energy efficient fire place and a kitchen with ample working space and another fire place that can be used as a BBQ as well. There is a separate laundry area/pantry.

The guest bedroom has wardrobe, walk in shower, toilet and bidet has a private entrance so this part can also be rented out as a B&B.

Small house:

The small house is 600 m from the main house and has 2 floors and 40 m2 total floor space that is located at the entrance of the property. This can be used as a guest house as well or for a caretaker. There is a small shower/bathroom downstairs but the place needs a bit of work.


There are 2 wooden sheds for tools and equipment.


Electricity comes from solar panels and wind generator. The 2000W from the solar panels and 600W from the wind turbine provide more than enough energy to use all appliances you are used to. A hybrid charge controller of 3000W and a 4200W power inverter are used to get electricity from sun and wind inside.
A waterpump delivers 8000 lts. per hour from its own 57 meter deep well. So no bills for water & electricity!!

This is a beautiful lifestyle property. That will start generating an increasing income from next Autumn (April 2014).


The property comes with all furniture, appliances and installations as well as tools and equipment.

The owners are selling because of personal circumstances.

Property tax at the moment is about USD 700 per year. There are no other taxes for living here.
