Farm for Sale in Barton Creek, Cayo, Belize
Price Reduced! Private Heaven...your Own Personal Sanctuary
THIS PROPERTY NEEDS TO SELL! I will list with realtor in Dec and that means no dickering on price, make me an offer, I can add 4 acres, I can include items I would have sold otherwise. I need to be n the states soon.
The whole piece is long and narrow which makes for a great piece if you ever wanted to split it up to resell as the road runs alongside most. The road is what takes tourist vehicles into “Barton Creek Cave” and the “Outpost”. Not a lot of traffic but we talked about putting up a little Tikki Bar by driveway to sell our fruits and other items. The main rd which runs out front on the one end is the “Mountain Pine Ridge”, aka “Chicabull” aka “Georgeville Rd”… we are at the Mile 5 spot. It is a horrible rd to be honest, but you do not have to have 4x4 and that keeps it quieter. The small rd that runs the length of the farm and goes to the Barton Creek community is not bad as it does not have much traffic. That takes you into the Mennonite community of Upper Barton Creek. A true horse n Buggy type community. (Spanish Lookout Mennonites we call Mechanites. A completely different group of folks.) Neighbors here are spread out, but many good folks within a 4 mile area.
Following the West side of the property is “Cool Shade” a large citrus orchard, but whats great is that all though you can see it from the hilltops, the property right next to us is just bush, makes for a nice protected, quiet side. Its jungle on the other side, pretty quiet all around.
At the opposite end of the property is a hill that has between 10-12 acres of gorgeous hardwood jungle with a fantastic view, very secluded, would make an amazing home location.
The main body of the farm has tillable ground at both ends, very fertile. The South end we use for Horse pasture, it is fenced into 4 pastures. Black rich soil. The center of the farm is the orchard and most of the fruit trees. We are up to 28 different kinds. The Mangos, Avocadoes and coconuts, Golden Plum and citrus being the most plentiful and then the others spotted all over and all produce in an amazing fashion. Custard apple, Sour sop, Tamarine, Sapodilla, and Blago and Banana Apples, Noni, Fabulous Tangerines, little red plums, papaya, mahogany, cashew, almond, bay cedar, annatto, allspice, cohune, breadfruit. Some are only one or two trees, but you enjoy them no matter and this farm can be totally self-sustaining. Mangos are 4 types and I think its 17 trees, give or take a couple…Avocadoes are 9 trees that are producing and a few young ones and 3 varieties. We were told we had the most amazing “pears” in Belize! They are huge and the meat is thick and they have been organic. Many of the resorts want our fruits and you can always sell any and all in the market, I have one vendor I deal with routinely.
There are two homes on the grounds fairly close together, kind of in the center but close to the road. A two story house that has five rooms, that by BZ standards is considered a nice house and a one story home that we have split into our caretakers area and our tool house. It is good size and he is happy with the space. The two story house is actually used for storage and my tack room and feed room and a work area and we built three nice stalls off the front and sides for horses. Houses do not have running water, nor are wired, they are what people refer to as a “Mennonite type” here. But both houses are solid and well built. I live in my motor home at this time.
Our water is rain catch with 1 in ground cistern. 4 plastic tanks of 2500 litres each and a cement tank that holds about 350 gals we use for horse bathing. The houses have new gutters and a platform is being built for one of the tanks.
The price is for the land and the two homes and fence but anything not nailed down is not included, could be to a point, but not at this total price. My motor home and its cover and a small wood house in blocks are not in the price.
Farm is three poles from putting in electric, I never did as I had planned on solar and wind. We were told it would be aprox $15,000 USD to bring electric to as deep as I wanted it, but have been told to do it myself would be half.
Our caretaker would probably stay on if someone needed him as long as he was treated well.
Cayo, the district the property sits in, is truly the best district in BZ for safety and shopping and hospitals and being close to other locales. Hr and 15 to get to BZ City, 2-2.5 to Corozal and then onto Chetumahl Mexico, and from farm its only 55-60 minutes to Melchor Guatemala.
You have decent grocery stores and the Beer/Coke/Water distributor right here, two hospitals in town and only 45 minutes to Belmopan which is the capital and where all your land deals and passport stamping takes place. Spanish Lookout is only 15 minutes off the highway and its where you will buy most of the necessities of the farm.
Yup, pretty good place to be. Could be an amazing "Share cropper" type farm, 3-4 families and all work together...
