Located on the shores of Lake Atitlán under the San Pedro, Atitlán, and Toliman volcanoes, La Fortuna at Atitlan is tucked into the private bay of Patzisotz, only a 5 minute boat ride from Panajachel. Here you can relax in our lush jungle and gardens, and take in the view of Central America’s most spectacular lake. Hiking, kayaking, scuba diving, and exploring the indigenous villages around the lake can be organized through the resort. This is a fully operational business with all titles and paperwork in order, is owned outright and earning positive revenue within 3 years of opening. The land title is a rare grandfathered-in coffee finca title which is allowed to be owned outright by foreigners, not rented from the government.

We have a well trained, loyal and reliable local staff of 13.

Property includes fully equipped workshop with major appliances (chainsaws, compressors, tablesaw, power tools, coffee mill...), a submersible solar water pump and back up Gasoline pump system with 10,000 litre deposits, backup generator (9kw), fully off grid Xantrex solar system (6kw) with 36 deep cycle cells.

Included is a 26 foot passenger boat in excellent shape with 175HP Mariner outboard and 16 foot sport-type boat with 40HP Mercury outboard- both maintained and running great with matching paint jobs, upholstery and logos and a 2001 Toyota Tacoma single cab pickup service vehicle. Also 4 kayaks and 2 Stand Up paddle boards (SUP), paddles, life jackets and all equipment. We have 2 moorings at the property and a mooring at the local Marina in Panajachel (the port town) as well as a large deep water dock, deck and floating raft.

All furniture (extensive) has been handmade by excellent local carpenters and designed by the owner.

The property also has 1000 coffee plants and produces enough coffee for year-round consumption by guests. Grounds are planted extensively with mature fruit trees including lemon, orange, grapefruit, macadamia, tangelo, jocote, papaya, 5 varieties of banana, pacaya, peach, avocado and mandarin. Extensive manicured gardens, stone terracing and an extensive network of stone trails and stairs cover the property and vegetable gardens produce exotic lettuces, tomatoes, many varieties of chiles, oregano, rosemary, thyme, basil, passion fruit, lemon grass, aloe vera, asparagus, cilantro...

The property has been constructed to exceed environmental standards in Canada and all local regulations, sewage is recycled in anaerobic bio-digesters to 99.9% far from the shore. We recycle 100% of our trash and compost extensively in 2 large rotating tanks and have platinum status as a GreenLeader environmentally sound hotel on TripAdvisor.

Wood fired hot tub on the waterfront uses exclusively tree trimmings and downed branches from the property as fuel (we have never needed to purchase firewood)
