A multi-purpose sea view property (land and buildings) on a prime location in Amed, a popular tourism destination on the island of Bali. Possibilities to use this property vary from (at present) a combination of hotel & restaurant to a dive-center, a wellness spa, a private residential property, etc., etc.
At present, the property is operated as a small scale family hotel with 6 sea-view guests rooms in AMED in the north-eastern region of Bali, Indonesia’s prime holiday destination for domestic (2016 annually over 8 million) and foreign (2016 annually about 4 million) tourists. The property holds all permits required for this type of business (i.e. hotel + restaurant).
AMED is a stretch of small villages along the north eastern coastal road of Bali, and is renowned for its tranquility, its beautiful dive- and snorkel locations, unspoiled nature and friendly locals. During the past years the access to the north-eastern part of Bali has strongly improved, mainly due to the construction of the 4-lane eastern coastal highway from Denpasar / Airport area up north. A further boost of the economics in the region is taking place as a result to the moratorium on development of new hotels and restaurants in the southern part of Bali.
The hotel has been purposely built on 900 m2 of (sea-view and close to the beach) prime property land, with a zoning-indication / purpose of “building” and it therefore complies with the regional zoning-plan. The land – with a freehold / 100% ownership title - is divided in 3 plots (of 500, 200 and 200 m2) and offers various possibilities for future / further expansion / development of the business.
IMPORTANT 1; the above land has its own fresh water-well – highly exceptional in this (drier than average on Bali) area – which provides all year through more than enough fresh water to the hotel, the restaurant, the swimming pool and to maintain the garden.
Technical / construction: The property consists of 3 two-story buildings, constructed (in 1997, 2000 and 2003) on a bedrock hill-side with heavy foundations with a concrete frame and column-construction, brick walls plastered on the in- and outside, and a wooden roof-framing with roof-tiles. The aesthetic look of the buildings is “traditional Balinese”, with lots of colored and carved stonework and hand-carved wooden parts (window frames, doors). Maintenance schedules of various installations within the property are in place for the staff to obey and to follow.
IMPORTANT 2; The property is connected to the Balinese electricity grid with two separate power contracts, providing enough power for the whole business with all equipment, lights and pumps present and running. Although “power black-outs” occasionally happen in Bali it’s not yet been feasible and/or has been necessary to invest in a back-up generator set.
Hotel and restaurant facilities and amenities: The hotel – in its present form - offers a total of 6 well-sized sea-view rooms, either with a terrace or a balcony. Another room (above the restaurant) is used as an office combined with the function of stock- and spare-parts room as well as changing and bath room for the staff.
All guest rooms are fitted with a large private marble-tiled bathroom (with hot and cold running water, shower, lavatory, toilet), individually controllable air-conditioning, are furnished with locally produced hand-crafted bamboo furniture (beds, side-tables, make-up table, cabinet, chairs, wall-mirror, bath-room mirror, luggage rack) and decorations, a 21 inch / 55 cm color TV with over 80 digital satellite channels, a ceiling fan, fire- and smoke alarm, etc., etc. The available land area offers the possibility to expand the business with 2 or more guest rooms or a (luxury) house / small villa for rental purposes.
Also, for the guests comfort a small (with infinity edge and sea view) swimming pool (dimensions 3.5 x 7 meters) and lounge area with 4 sun-beds are part of the hotel facilities.
A 13 seats / 4 tables sea view restaurant completes the business. A small and efficient kitchen provides a quality output of “a la carte” breakfasts to the guests, as well as a wide choice of lunches and dinners. The restaurant holds a license that allows it to cater to both resident (hotel) and non-resident guests, an exception in this area.
A private car-park area (“guests only”) with easy access and a parking area for motorbikes (staff) is available. Furthermore, the hotel has its own private 2 stairways leading to the beach and sea in front of the hotel, just in a distance of 35 meters.
IMPORTANT 3: In its present form the hotel and restaurant business employs a staff of 10 persons (7 women, 3 men), with an average age of about 30 years old, on various levels of formal education. They’ve been trained by the present owners and skilled to work at a quality and service level that meets the demands of the (in majority) Western guests. Staff are paid the mandatory monthly wages for a 48 hours (6 x 8) work week + benefits. The staff are registered with the social and health agency (BPJS-TK) and have therefore access to workers insurance, pension funds, etc. Premium for this is paid by the owners once a month.
The staff are trained to work largely independent, leaving the owners with plenty of time to enjoy “life in Bali”.
Room-rates and occupancy rate: Daily (2017) room-rates, including breakfast and local tax, are set between IDR 400,000 during low-season until IDR 945,000,- in high-season.
The hotel in present form has been running on an annual occupancy rate around 75 - 80% during the past years. An average of 350 – 500 different reservations annually (either for single, double, triple or family rooms) from a variety of countries with an average length of stay of 3 nights is the core business. The restaurant brings in a substantial additional cash-flow and adds to the atmosphere of a “small scale and private resort”. During 2016 the hotel registered a total of over 1,200 room nights sold to guests.
IMPORTANT 4: The hotel has paid all taxes and duties on sales, land, for building permits, etc., and has no debts with banks, tax-department, suppliers or staff. There are no mortgages on the land or the buildings.
Goodwill and name establishment: The hotel’s name is well-established during the 17 year period of its existence and holds a lot of good-will. It’s mentioned on various travelers websites, with an average rating of 8 – 8.5 on a scale from 0 to 10. The hotel’s own website is well-recognized and easily found by various search-engines, is well promoted and brings in the customers directly, therefore not having to pay commission to travel agents. The hotel is positively mentioned in various printed traveler’s guide – also “Lonely Planet” for consecutive periods – who can and do bring in lots of so-called “walk-in guests”. The hotel is recently affiliated with 2 major Online Travel Agencies which makes it possible to do special and last-minute promotions if needed so.
Annual financial turn-over and profit margin: The annual turn-over has been stable during the past years and the business has been profitable enough to provide the owners with sufficient income for a normal yet comfortable and relaxed life in Bali. On top of that, there is still possibility to expand the business and to increase both the annual turn-over and the profit proportionally with some additional investment(s). Personal income and business taxes (for this type of SME business only 1% of gross annual turnover) are relatively low in Indonesia, therefore making it possible to live a good life with the return of this hotel and the restaurant.
