Acquisition Options:
As Leaves and Lizards has grown over the years and as its reputation and brand have solidified, current owners have built lodging options, upon request, for other individuals. Leaves and Lizards provides rental management services for them. Each unit is part of the Leaves and Lizards complex and brand, the owners receive 50% of the base nightly rental. Leaves and Lizards takes care of routine upkeep and bookings. 4 of the 10 units are owned by others.
The Hummingbird (this US owner does not want to sell at this time, but will maintain the rental management agreement with the new owner)
Tree House and Butterfly (are owned by a couple from California – they are willing to sell or to stay)

Each of these units are held by their own Costa Rican company and have separate survey – making them very easy to hold or to transfer. A potential buyer may take this opportunity to look for their own outside investors by re-selling the units/properties after the sale or to create a partnership from the beginning with the original purchase of Leaves and Lizards.

This unique configuration offers potential buyers several options for purchase.

Option 1: Price 3.4 million USD. The new owner has full title to all properties except the Hummingbird Hacienda. All properties/owners are paid off, releasing them to the new owner.
Option 2: Price 2.5 million USD. The new owner keeps the same rental management agreement as it is now. (this price drop is calculated using the value of the land/buildings and the reduction of income for the new owner)
Option 3: Price 2.2 million USD. The new owner maintains the rental management agreements with all the owners, and current owners will keep the Congo and Coco Cabins in the sale (they too, have their own survey and company) and would have the same rental management agreement with the new owner.
Bonus Option: Current owners are willing to finance up to $1,000,000 of the sale at fair market terms for up to 20 years in any of the scenarios.
