The property is an architecturally unique country eco villa located just 20 mins drive from the UNESCO World Heritage Colonial city of Sucre in Bolivia and 30 mins from the international airport.

The villa was designed and built by the owners, with influences from the work of Antoni Gaudi and also from the architecture of the Spanish colonial era. Local artisan builders brought their knowledge of earth-building and terracing dating from the Inca period to create a hand-crafted building of extremely high quality.

Set in 4,840 m2 of garden above the valley of Yotala the property is north facing (ie facing the sun in the southern hemisphere) with a stunning outlook to the Andes mountains. From the roof terrace there are 360 degree views of the countryside with small communities dotting the landscape. The climate is “eternal spring” with all-year-round temperatures averaging 25C/77F.

The accommodation comprises an enormous double height open-plan living/kitchen/dining room with full height glass steel-framed windows looking out to the pool and to the mountains beyond. The floor is made of hand-polished black concrete. A floating hardwood staircase leads to the roof terrace and to the mezzanine when the library and office areas are situated. A sculptured central column supports the roof and incorporates a large wood-burning stove.

The kitchen area is a cook's dream with a vast brick-built island and counter space, both topped by polished concrete surfaces. There is a Bosch American style fridge/freezer, a GE dishwasher, two Cata electric ovens and a gas hob and extractor above.

A wide corridor leads from the living room to the guest bedroom on the left with a bathroom with wet-room shower to the right which also serves the living room. Beyond the guest bathroom is a laundry room with washing machine and large gas-fired thermal water tank. At the end of the corridor is a large solid hardwood arched door with coloured glass side panels leading to the master suite.

Full height windows wrap around the curve of the master suite with views to the garden terrace and to the mountains beyond. There is an egg-shaped hand-crafted black polished concrete bath facing to the views. A hand-built super-king 4-poster bed is also positioned to take advantage of the scenery. A door leads to a large walk-in dressing room. Another door leads to the en-suite bathroom with a wet-room shower and modern washbasin.

The floors of the corridor and both bedrooms are made of oiled and waxed earth which are naturally warmed by the sun during the day. The floors to the bathrooms are made of hand-cut slate.

As well as the floating staircase there are external steps to the roof terrace above the bedrooms. To the rear of the house is a separate annex containing a large workshop, a further guest/staff bedroom with adjoining bathroom and a large kitchen/utility room housing a chest freezer and fridge.

At the side of the house is a large palapa-style terraced area shade for hammocks and for dining. There is a barbecue, clay pizza/bread oven and fire-pit close by. Below the terrace is a small domed meditation/prayer/relaxation building. To the front of the house there is a 17 m/56 ft pool heated by solar and/or gas. There is also a large mosaic lined hot tub close to the pool. The gardens are planted with fruit trees and indigenous plants, flowers and trees.

The property has been constructed with many eco features incorporated into the design, including passive solar heating, the use of earth and stone local to the area in the construction and grey water and rainwater collection systems. The thickness of the walls ensures that the interior temperature is always comfortable and the placing of windows in each room results in good through ventilation. Consequently there are no heating or air-conditioning costs – wood for the stove is collected from the surrounding land.

There is ample room within the garden walls for further guest accommodation and architectural plans are available with full costings. There is also the possibility of purchasing additional land which, as with the property, is contained within a walled and gated property.
