This an ideal plot for the development of a resort, hotel or lodge. The location is within easy reach of the capital city and the airport, while being right beside a spectacular beach. The plot has a long-term, secure lease.
The land is roughly one acre in size, and is to the south of the city of Dar es Salaam in Kigamboni District. The owner has a 98 year lease (from April 2017) and the plot is designated to be used to build a tourist hotel, lodge or apartments; planning permission has already been granted. The plot is securely walled and there is a borehole, along with a small storage shed. There are some 40 coconut palms within the plot.
From Dar es Salaam the plot can be reached by vehicle via the ferry crossing and then along a good tarmac road to the nearby village. Alternatively, there is now an impressive new bridge a few kms upstream. Either journey takes about 30 minutes depending on the time of day. Kigamboni still has a rural feel after the bustle of Dar, which is one of the most rapidly growing cities in the world. However, the bridge, which opened in April 2016, has transformed access to the south of the city, opening up significant development opportunities especially in tourism. Aside from the three beach resorts referred to below, there are no restaurants or hotels catering for visitors at the middle or upper levels of the market in the area.
The plot is triangular in shape, with each side between 90 and 100 metres in length. The apex of the triangle is a minute’s walk behind a spectacular white sand beach. The beach is perfect for swimming at all points of the tide, and extends in a curve over several kilometres, with mangrove to the north, a rocky headland visible far to the south, and three beach resorts near the centre of the curve.
There is an untarred road for vehicles heading to the local resorts adjacent to the front wall of the plot, and an access road to the beach on the north side. The wall on the south side borders with the neighbouring resort. The nearby village is a five minute walk and has shops, a market, petrol station, etc. Electricity poles run along the resort access road, and the lines can be seen in one of the photos.
