With over 2 million tourists visiting Siem reap in 2016, with an average year on year growth of 12.5% since 2010, it’s no wonder that Foreign Direct Investment (FDI) has risen by more than 800% in the last ten years, with a real emphasis on entertainment, hotels, and retail expected to continue. This FDI is being supported by the approval and construction of a second airport at Siem Reap, expected to be opened by early 2020, to cater for a city gearing up to become a world class tourist destination for all tourist profiles with the city being flooded with multinational’s interest in the region . The government is also playing a part to drive up the profile of higher disposable income tourists with new policies targeting Foreign retirees in amongst other things .

The Wine Bar
This is the only wine bar to date in Siem reap, it clearly distinguishes itself from the other numerous bar offerings of the city (that are in the majority low margin, high volume businesses) by being the only one to be able to offer world class wines, supported by a number of established Food and beverage importers locally, from all over the world. A solid customer and repeat customer base has developed rapidly through word of mouth mainly but always a good foundation for a wine bar, according to Fred.
The setting is stylish, simple and easy to maintain, the bar is within an airconditioned unit of circa 900 sq foot, equipped with fridges, racks and all other fixtures and fittings. The agreeable and stylish terrace of circa 1,100 sq foot gives a relaxing view onto the riverside. The facilities includes WC for guests and a small kitchen.
In the first year alone, the annual revenue is expected to reach $65k – and this is remaining conservative as the high season should drive these up even further. With cash Generation of over $30k, the bar has ample scope to increase on a gross margin model. This has been achieved through little marketing effort, as most of these have been focused on getting the right touch & Feel upon launch.
The lease is on a flat $9,600 pa. and is running into its second out of a three-year lease with an option to further extend for 3 years at the same rate (Excludes electricity as is usual in Cambodia but roughly $2k pa). One experienced full-time staff can mange the day to day operations, and some part time waiters can be easily found to fill in with busy periods or events.
