Boutique Spa Hotel In Need Of Renovation For Sale in Carriacou, Grenada

Asking Price: $475,000 USD  (Negotiable)

Original PROSPECT LODGE (1986-1989) and its adjacent en-suite rooms, with a sought-after location just above the Sea. The GATE COTTAGE, situated below the public lane and relating to the former Inn may be purchased separately if required. When the present owners arrived in October 1989, the property was remodelled and upgraded to the CARIBBEE COUNTRY HOUSE HOTEL & RESTAURANT.

Perfect for conversion to two or three APARTMENTS or SECOND HOME.

"It had an instant charm. Robert and Wendy Cooper have created a happy place to stay." - The New York Times 1991

HISTORY: The once-quirky Inn sadly closed its doors in July 2005 following hurricane Emily. Way back in the mid-sixties the original Prospect Lodge became a popular retreat for the followers of the Russian philosopher Gurdjieff (predominantly groups from New York), thereby leaving its legacy of a very peaceful and happy place.

After the American Intervention of 1984, the new innovative owners ran the Inn as a 'laid-back' guest house for intrepid travellers. In 1989 the Coopers' continued this cherished tradition at the CARIBBEE INN, extensively refurbishing and upgrading the property into a country house hotel, restaurant & bar. It embraced the GATEWAY COTTAGE to one side of a more recent double-gated entrance off the public lane that slopes gently down into a flagstone courtyard shaded under a sixty-year-old almond tree.

"We fell in love with the island of Carriacou and the Caribbee Inn, small, simple and stylish, one of the world's great hideaways." - Mark Ottaway & David Wickers The Sunday Times 1993

From 'All Saints' Night in 1989, ROBERT & WENDY Cooper continued the cherished 'hideaway' tradition at the Caribbee Inn (totally refurbished and upgraded to create a country house hotel, restaurant & bar). Their new design embraced the GATEWAY COTTAGE to one side of the impressive double-gated entrance off the public lane (just two miles out of town). A private tree-lined driveway below the GATEWAY COTTAGE provides easy access down to a secluded sandy cove, with an enviable offshore lagoon for swimming. WOODED HIGH NORTH rises immediately behind the property and guarantees its peaceful environment.

The SUBSTANTIAL BUILDING ON OFFER is nestled within landscaped grounds, abundant with mature trees, undulating lawns, all nestled within a nature preserve chattering with blue and yellow Amazonian macaws. The allowed roadway (residents only) on the northern estate boundary leads down to a secluded cove.
A unique, offshore SANDY LAGOON makes for perfect swimming and exquisite snorkelling amidst a pristine coral reef on either side.

The main cistern holds forty-thousand gallons of catchment water, together with a separate cistern for the APARTMENT.

Due to a long overdue retirement and health reasons, the elderly owners are offering their family Inn FOR SALE.

"The most beautiful and romantic spot on the island. You will discover an enticing little oasis - ten gloriously romantic rooms, so comfortable and seductive, with canopied beds, sea and sunset views, that chances are you won't want to wander." - Barbara Lazear Ascher The New York Times.

The MAIN BUILDING (originally restaurant and bar, together with three en-suite bedrooms and a spacious apartment circa 1986-1995), is in need of considerable renovation (such as a newly designed hurricane-proof roof) thereby creating a GREAT OPPORTUNITY for a totally new concept and design.
