I own and run the most popular restaurant and nightclub in San Pedro. The town is a backpacker and Guatemalan retreat rested on the side of Volcán San Pedro and on the waters of gorgeous Lake Atitlan. It is a town known for its night life, cheap lifestyle, breathtaking views, and Spanish classes.

My venue boasts beautiful vistas of the surrounding mountains, 40 SQM dock for lounging in the sun, docking boats, and swimming. Several patios all strategically located to get the best views of the lake and the surrounding mountains. we have a lovely fire pit for a quite conversation away from the dancefloor and music to have a cosey conversation with random backpacker of your choice. We have grown several vine plants throughout the bar which have become intertwined with the structure of the bar, giving the whole place a very rustic natural beauty accompanied by our trees. Our dance floor is the biggest in town and has state of the art lighting and sound system. The entire venue has fit approximately 700 people on some of our busiest nights.

We are the talk of the town and the favorite place to go during the day to swim and eat, and night to drink, party, dance, and chill. We even have a soundproofed room for late night shows (exclusive in town). The town does very well to foster a party atmosphere with constant large boat parties and after parties on the beaches across the lake. The large beer and liquor companies sponsor large events at Sublime, paying large amounts for exclusive rights to major nights and bringing in nationally recognized talent.

Onto to the downsides. I bought the business about a year ago from someone who built it from the ground up 6 years ago. He was a bit less than honest in the sale and I was forced to sell most of the items the business owned to cover outstanding debts. What remains is the sound system (still in good condition; best, if not only, system in town), beer fridges (lent by the major beer companies), the dock, the large dining tables, deck chairs, and general operation stuff (water tank, piping, pumps, wiring, lighting, cameras). The reason I am selling is I worry my minimal capital may not be sufficient to reset come high season (October/November - April/May) without damaging the reputation of the business. We are quite known for our food and continuous hours, I worry if we open with a lack luster kitchen due to minimal equipment and minimal seating and minimal hours, the business may suffer. The business is currently closed for low season which is expected in town. The expected return date would be October or November.

I also do not own the property but rent is extremely cheap ($300 a month) and a contract can be signed for 10 years or more (with forced renegotiations as well). The landlord is a great person and rent contracts here are tightly enforced.

I will be closing the legal entity that owns the rights to the name of the business and have cleared all legal issues associated with the name.

Thus I am looking to sell the rights to rent the land and use the name of a well established business. I have a good business plan that I can share and lend my support as needed till the business is set back up entirely. I know the legal system of the country very well now due to the issues I’ve had to face and can consult you all the way from starting to smooth sailing once more. I am also open to the idea of someone looking to invest for ~half the price with the idea that I will being the business back up to speed.

Look up reviews for Bar Sublime - Lake Atitlan to see how great of a time it looks. The place requires a bit of an energetic attitude, but it’s amazing spot and attracts a great lifestyle. Reviews have not decreased under my stewardship, and I’d be sad to leave. I’ve grown fond of the place over this short time, however I was young, unprepared, and ignorant to many red flags. I hope to be able to hand the place off to someone who will take care of it and endure it does not falter.
