The house was built in 1998 and is in excelent condition. All doors, window shutters and other woodwork are made of mahogany and fitted with brass handles; walls are made of concrete and bricks. The ground level floors are tiled and the master bedroom has a mahogany wooden floor. The ground floor consists of two bed rooms, a living room, bathroom and kitchen. The master bedroom (30 m2) is located on the first floor. A spacious veranda and balcony (both 24 m2)look out over a mature garden and beautiful dunes.
The garden
The plot measures 535 m2 and the grounds surrounding the house have been well tended. The mature garden, wich merges with natural dune vegetation, is a haven for birds (kingfishers, sunbirds, canaries etc.). A small shade house was built in the garden. The house is located in a safe neighborhood and the all times present local guard is also assisting with garden maintenance.
Services in the area
The house has electricity and its own borehole with good quality water safe for drinking. High speed internet connections are currently available in the region and the area is covered by a mobile and fixed phone network. The house is approximately 20 minutes driving from Inhambane airport with connections to Maputo and Johannesburg.
Land rights and reasons for sale
This is one of the very few beach houses in Mozambique that is fully registerd as a free holding and fully titled. Tofo is part of Inhambane municipality property slaes in municipalities are completely free. The land is on a 99 year lease which is automatically transferred to the new owner when the house is sold. The land lease was acquired directly from the Municipality and we ordered the construction. The house is still owned by ourselves (and we have no other houses in the region). We sell it because we have moved to Latin America for work.
Things to see and do
There is plenty to see and do in the area. From June to September, humpback whales are present and you can often see them from the beach or headlands. Dophins are present year round. Diving is excellent, Tofo/Inhambane is rated among the top ten dive destinations in the world. Manta rays and whale sharks abound, you can see huge shoals of snappers, magnificent groupers, enormous morays and occasionally white tipped or black tipped reef sharks and bowmouth guitar sharks.
Fishing is good, especially from November to April. People regularly catch Sail fish, Dolphin fish, King mackerel and King fish. Occasionally black marlins are caught.
Surfing at Tofinho is good with left and right point breaks and beach breaks. Tidal pools and protected beaches provide safe swimming for children.
Tofo is close to the ancient and pittoresque town of Inhambane, the place visited by Vasco da Gama on his voyage to discover the route to India. He called Inhambane 'The land of the friendly people' and that has not changed. Inhambane has a church that is more than 200 years old, a colourful local market and beautiful colonial buildings.
Within a days drive are several famous national parks such as the Kruger National Park/Limpopo Transfrontier national park, the Bazaruto Archipelago and the Maputo Elephant Reserve.
