The entire ground level is beautifully tiled with Gascon style flooring,which makes for very easy maintenance.

The second level is reached by a large open oak stairway and comprises of 3 large double bedrooms, a spacious open plan games/library room, a bathroom, separate W/C and a bonus storage room. GARDEN cottage:
An independent stone building CIRCA 1750. (Former wine chai). It offers approx. 900 sq. ft. of living space with 2 bedrooms, 2 bathrooms and an open plan living/dining/ and full kitchen. It has high, exposed wooden pegged beams and ceilings and terracotta stone floors.
There is also a large wood burning fireplace and a dual A/C and HEATING system, affording comfortable year round living. This cottage will comfortably accommodate up to 6 persons, using the double sofa sleeper in the living room.

The former stables building has been renovated and contains 6/7 bedrooms, 5 bathrooms and is ideal for a large group or family. It contains approx. 1900 sq. ft. of indoor living space and approx. 600 sq. feet of partially covered terrace for al-fresco dining.
It has been divided to provide 3 independent cottages:

ARAMIS cottage: offers 3 double bedrooms, 2 bathrooms and an open plan lounge/dining room with a full kitchen. Using a double sofa sleeper it will accommodate up to 8 persons.

d'ARTAGNAN cottage: offers 2 double bdrooms, 2 bathrooms, a separate eat in kitchen and a living room with a double sofa bed. Accommodates up to 6 persons.

PORTOS cottage offers a large double bedroom, ensuite bathroom and lounge with a kitchenette. The lounge has a double sofa sleeper.


LOCAL ACTIVITIES INCLUDE: Famous NOGARO auto racing circuit, ultra lite, glyder and single engine pilotage schools. Cycling, equestrian and aquatic activitiees at the local 190 acre. lake and fishing and golf, etc.

The property is a mere 3K from a village with all amenities including school, grocers, butchers, bakers, hotel/restaurant/ post office, beauty salons, public tennis and even its own bull ring! The nearest large town of EAUZE, 15 mins drive,offers international grocery shoppping and other amenities etc.

The property has easy acces to 5 airports. PAU airport (under 1hr. drive), TOULOUSE, BORDEAUX, BIARRITZ and BERGERAC under 2 hours. Trains can be caught at Mont de Marsan (30 mins) and DAX (50 mins).

The beaches of Cap Breton and Hossegor can be enjoyed all summer and are just over 1 hr. 15 mins drive, while snowboarding and skiing can be enjoyed in the Pyrenees (just over one hour).

The BAS ARMAGNAC region, home to foie gras and magret de canard makes this a heaven for gastronoms and wine enthusiasts..... where you can still enjoy a lovely bottle of local wine for less than the cost of a bottle of Perrier!
