BOLTON LAKE WILDERNESS RETREAT is on titled / deeded land with PRIVATE leased airstrip, irrigated & hydroseeded plus ice strip (when conditions permit) all buildings, airstrips can be maintained in winter / summer with on site equipment. Can accomodate up to 16 people plus staff.

We have 36 square miles of outfitting territory, 70 miles of trails. On the water fish for WALLEYE, NORTHERN PIKE and have recently found LAKE TROUT and ARTIC GRAYLING in the area. We have an extensive trail system on water and land with the vehicle's to get you around. Lakes and extensive rivers are yours to cruise on. Bear (black, brown and cinnamon), moose, wolverine, fox, wolf and caribou tracks are abundant. Grouse, geese (snow & Canadian), swans, eagles, hawks, pelicans, cranes, ducks, woodpeckers as well as smaller birds come and go.

The main lodge (2200 sq ft.)3M rubber membrane overall then steel roof, forced air heat, fully winterized, two fireplaces, one in master bedroom (15x16) and one in the living room. There is a 12 x 32 enclosed sun deck with removable lexan window panels. Dining room is off a commercial kitchen with new Garmin double oven, 24 inch grill 4 burner stove, full working canopy exhaust. New commercial dishwasher (2 minute cycle). R/O water system. Staff bedroom (8x16) with a queen and 1 single bed. Full 3 piece 8 x 8 washroom, 8 x 8 walk in pantry, two full laundries (one in garage, one for lodge) with washers, new propane dryer and electric dryers. We added on an additional, heated storage room for kitchen supplies, vacums, freezers and refrigerators in 2007, 16 x 16, seperate entrances, overhead storage.

A 24 x 32, 3 bedroom guest house with 12 x 18 screened in porch, complete with fireplace, 3 piece washroom, 6 beds,living room, counter and fridge is off to the side of main lodge. Completed in 2006 this building is fully winterized with water, sewer and propane furnace thermostat controlled.

INVENTORY of bedding sheets / blankets, mattress covers, towels, propane, gas, diesel, dry goods for kitchen, cleaning supplies, 6 cords of split dried firewood in sheds, tools, oils, filters, etc... is included.

There are 2 new "Johny on the Spot" outdoor toilets (easy to clean as both are all plastic), outdoor fire pit, horse shoe pits plus large picnic tables for guests use. Large frying pans and barbacue for fish fries and outdoor cooking are on site. Enclosed wood sheds (2) to hold 8 cords of wood were completed in 2007.

A 12 x 16 guest house located near the dock with thermostat controlled propane heat complete with dual bunkbeds was built in 2005. It has opening windows plus a deck on front. Spectacular lake view. A tackle shed is built in on the side to store equipment. 30 amp service.

Seperate POWERHOUSE with cement floor, fuel room attached, temperature controlled cooling fans (air in & out), built in 2007, has new twin Kabota gensets (10 & 22 KVA diesels, full Murphy controls with safeties and auto starts) combined with solar panels and 30 amp 240 volt load balanced power board with auto starts for gen sets and large battery bank (20 year batteries). System also has twin 120 amp battery chargers all automatic.
The garage has been partioned off in the front for crew quarters laundry and washrooms. All tools (welders, torches, drills, drill press, rolling tool boxes full, air tools, wrenches, 2 chain saws, router, skill saws,jig saw, cordless and corded drills, bolt bins, SAE & Metric grade 5 and 8, ETC, included) a very extensive parts inventory, on site fuels and vehicles included. Garage is heated by propane furnaces and a fireplace. A single bay (16 x 36) and tool / inventory crib (12 x 28) for repairs with large double doors, 3 inch thick wood floor for vehicle entrance at rear of garage exists (Dozer or Louisville dump fits inside). New Honda water pump for airstrip, second 2 inch honda water pump, 3 portable gen sets, portable welding cart, multiple fuel tanks with secondary confinement all included.

Our water and sewer is fully heat traced, water is from a pick up in the lake, heat traced lodge to pump. The sewer field was recently upgraded and is complete with underground 2 compartment tank, dual trash pumps and heat tracing.

In the past we have had EXPLORATION crews, HELICOPTER SURVEY crews, CORPORATE retreats, FISHERMEN as well as ECO TOURISTS stay at the lodge during differant times of the year. We can have a winter trail open each winter for freight from the Cluff Lake Road (lodge freight generally flown in), 55 km cross country (equipment on site to open and maintain,used winter time only). Lodge was originally built as a corporate retreat. A small cabin was built in 1980 with the majority of building happening from 2000 to 2007. Airstrip is registered PRIVATE USE. Cessna 180, 185, 206, Caravans, Twin Otter use either sand or grass strips. Also have float dock for up to Twin Otter or Caravan on floats. A Heli pad with secondary fuel confinement is located 500 yards from lodge. Bell 204, 206 and A Stars have used.

A permitted road to a PROPOSED DEVELOPMENT AREA (8 LOTS) to the north has had extensive work including earth works and permitted gravel pit plus extensive steel works for a bridge is underway. Proposed lots are not yet formally approved. This is a future development which could be very attractive. There a a number of lakes at the north edge of outfitting area that will be accesable when road is completed as well as a river flowing into Bolton Lake.

We have a LARGE CONFINED FUEL STORAGE area at airstrip and a second smaller one at the lodge all with secondary confinement. There is fuel storage for drums at helipad and 300 drums at airstrip, all with secondary confinement. Airstrip and lodge are complete with spill contaiment kits including fire extinguishers. Equipment at airstrip is enclosed in a metal shed.

We RECENTLY COMPLETED a 16 x 32 snow shed to house boats on trailers, log splitter and other equipment... it out of weather. Second half scheduled for 2012 to make it 32 x 32.

When we arrive in the winter it takes 2 hours to heat gen sets then 2 hours for water lines powered from batteries . Forced air oil furnace runs from batteries or gen set so heat is immediate, add wood stoves and lodge is cozy within 4 hours including hot water. In summer batteries will operate camp including 240 volt water supply, freezers and refridgerators for extended periods of quiet time.

Formal appraisal to qualified buyers... at 1.6 million.

We also have a 1957 182 TW on as new hydraulic wheel ski's with seperate 700 x 6 wheels rims, is on 850 x 6 plus 10 inch tailwheel, Sportman STOL kit, STC'd as a 180 15 years ago. Prop was installed new in 2010, all new cylinders in 2009, new windshield in 2008, up to date annual and AD's. It comes complete with Garmin 295 color GPS with terrain warning, glideslope, digital engine monitor for cyl head, exhaust temps, winter covers, aircraft certified propnae pre-heat heater, 182 gear, Kenmore cross wind 185 gear boxes, bubble windows, 5-6 inside and out, very good mechanical. Airplane was hangered for 15 years and is now tied down outdoors. New second com tied to GPS installed summer 2011.
