1,2 & 3 Bedroom Apartments Overlooking the Brazilian Coast
The town of Jacuma is about 25 minutes drive due south from Joao Pessoa and all it’s facilities, once a sleepy fishing village, Jacuma is set to become a world class destination. The Federal Government are investing R$19million for a face lift and regeneration project including a redeveloping the high street and adding a supermarket and mini mall.
In the area around Jacuma, Carapibus, Tabatinga, Coqueirinho, Tambaba there are plans in the for at least two championship golf courses as well as several international resorts. Land is changing hands rapidly in what has been compared to a gold rush!
Joao Pessoa, the capital city of Paraiba divides between the old town, commercial district and the municipal beaches. Joao Pessoa has everything, great for shopping, great for business, with big name banks and with space and opportunities in abundance. There is a vibrant beach life with fabulous sandy beaches and an amazing climate and a hugely diverse selection of restaurants, bars and clubs.
The airport is currently being developed to accept international flights, at this time, one can connect from all major cities within Brazil. The international airports of Recife and Natal are both approximately 1.5 hours drive away.
The resort
The resort facilities are available only to owners and guests of the apartments, there is a central resort club house which has a restaurant serving breakfast, lunch and dinner, a pool bar and terraced area. There is a sport court located behind the club house large enough for five a side soccer. Attached to the main security gate there is a reception building housing the guest reception and management offices, laundry/ dry cleaning facility, tour office and staff facilities. There will be a shuttle bus to transport guests to Jacuma, João Pessoa and the Beaches.
The apartments
There are 96 apartments in total, 32 one bedroom with a private area of 68m2, 32 two bedroom apartments with a private area of 80m2 and 32 three bedroom units with a private area of 94m2. The apartment buildings are mixed with equal quantities of one, two and three bedroom units in each block. The buildings are centred around the resort facilities and club house, consideration has been given to maximise the natural light and ventilation to all apartments. Apartments in the upper buildings will have Ocean views.
Condominium structure and charges
In Brazil when a group of people own apartments in a building or houses on a condominium, the group interest and commitments are managed by the “condominium” where each owner has equal voting rights on issues, a person or management company, the “syndico”, acts on behalf of the condominium, actioning the decisions, paying the bills etc. At Club Tropical Resort, Club Tropical Resort Ltda will act as the condominium management company. The condominium pays for equipping and maintaining the public areas and facilities, the security of the condominium, land taxes, etc.
Rental Opportunities
Club Tropical Resort at Carapibus will operate a holiday rental scheme which owners can opt in or out of at any time. The resorts facilities will be offered to independent and large tourism companies throughout the world, to use as brousure accommodation. The management company will also market the facilities locally and nationally to maximise occupancy throughout the ers will own their apartment in full, they can choose to rent it through the management company, live in the apartment, use it as a vacation home and allow friends and family to use it or simply buy as an investment.
For owners who are opted into the scheme, an on line and telephone diary system will operate where owners can reserve their apartments for any amount of time they require. It may be necessary to set a minimum notice period for blocking out accommodation to allow the management company fulfil any contractual commitments to tour operators.
Buyers will be required to purchase the constructors furniture pack, as to market the resort to large travel firms each accommodation unit needs to be uniformly furnished. For buyers not wishing to be included in the rental scheme, we still require you to take the standard fixed furniture package so as to retain rental viability for apartment resales in the future. The furniture packs are reasonably priced and all items are of extremely good quality. On occupation owners can add additional decorations and personal touches if required.
Build schedule
The ground clearance and exterior walls will be commenced on 1st September 2006. The central build is envisaged to commence in January 2007 with a planed build period of 18 - 20 months.

Payment structure
Payment structure: Initial reservation deposit will be R$2000, this will guarantee your choice of unit and fix the contract price. Within 21 days of the contract being signed and returned to us, we require the balance of the initial deposit which is 25% of the total sales price. There will be a further three payments, each of 20% spread evenly over the build period and a final payment, at hand over of keys, of 15%.
Furnishing and equipping the apartments
As Club Tropical Resort at Carapibus is a fully serviced vacation condominium with hotel facilities all apartments will need to be furnished in a uniform manner and to an acceptable standard. There will be a standard fixed furnishing pack which will be compulsory for all investors and a comprehensive moveable furniture pack for those investors wishing to join the rental programme. Each apartment comes as standard with, granite worktops in the kitchen with stainless steel sink and tap, the bathrooms all have a granite sink base, ceramic sinks and stainless steel sinks. All walls are painted white, all floors and terraces are ceramic tiled and bathrooms are ceramic tiled to all walls and floors. Services are installed with 230v 60hz electrical circuits.
Fixed furniture packs will include
General;
light fittings with, where possible, energy saver lamps, power sockets will be three / two pin 220/240v 60hz, with earth circuit.
Bedroom 1;

Extras
Air conditioning units;
Each bedroom is equipped with a ceiling fan as part of the moveable furnishing pack, however the design provides space for air conditioning units. These are available in different systems, powers (rated as btu’s), different makes and different control systems, ie. Digital remote control or manual. The prices of Air Con units vary considerably and we need to quote on an individual basis for these, as a guide expect to pay between R$750 – R$1200 for a 7500btu air con unit which is sufficient to cool one bedroom.
Cars;
If you are intending to live on the condominium or spend a lot of time in Brazil, we can assist clients in purchasing and maintaining a car or beach buggy. Whilst new cars are priced similarly to their equivalents in the UK / USA, used cars are very expensive in Brazil, expect to budget a minimum of R$20’000 for a mid sized family car, for example a ten year old Honda accord, as an alternative, and a whole lot more fun, we can supply brand new, fully street legal, built to order beach buggies from R$19’500.00.
