Superb Development / Investment Site

We have spent 18 months pulling together a superb block of land, checking titles and regulating ( planning permission) it. We now have a unique and very lucrative prospect that due to personal reasons we have to sell on.

We may consider investment funding for this site as it offers such good opportunities.

The views from the site are unrivalled, through 270 degrees of breathtaking mountain scenery, backed off with natural pine forests. The whole site is on a gentle slope allowing a fantastic vista, with one end steeper, where we have allowed for landmark luxury modern villas.

We have pending two water extraction rights which would allow for the running of a spa and wellness centre ( the natural water temp is 58 degrees and we have over 2litres a second capacity in the application.)

If this should not take place, we also have an agreement in place with the neighbouring spa development (also pending)for our purchasers to be allowed access to their spa facilities, which in turn allows a greater buildable area of saleable housing.

Use this land to buy and buyild a very lucrative development ( figures will show a gross return of over 100%) or buy and sit on as an investment. Land in nearby Bansko two years ago was 45 euros a meter, it is now nearer 200. Banya will outstrip this with a town plan allowing for more low level luxury development, a golf course under construction and plans for an airport. If this goes ahead, Banya/Bansko will become one of only two resorts in Europe which has flights directly into the ski resort!

It will only then be a case of how high prices go, not whether they go!

With EU accession and a stable economy and goverment, prices are on the rise steadily now and with around 2 years to go before monetary union ( use of the Euro), interest rates will tumble, the mortgage rate will follow suit and locals will have access to this enlarged market, with banks clammering for the business of new middle class investors. Now make a prediction on property prices and hence land prices!
