The name chosen for the apartment complex "Tartaruga" (which is Sea Turtle in English), after the Turtles that come and lay their eggs on the beach in front of where the project will be built.
There will be 16 apartments, 4 levels of 4 apartments per level. Apartment numbers 01 and 04(at each end) will approx 110m2 and apartment numbers 02 and 03 will be approx 114m2.
The building will have an elevator and stairway.
The apartments will be ready for split air conditioning to be installed, if the owner wishes (air con is not included in price), TV, telephone, internet connections will be left ready for connections.
The apartments will have interphone connection to the security entrance gate.
Each Apartment will have a place in the parking area.
The kitchen will have an architecturally designed kitchen fitted(cupboards/cabinets) - apart from this, the apartment will be sold as unfurnished.
The upright supports will be eucalypt; other woods used Brazilian teak/mahogany flooring will be in Cariri stone, a natural "fossilized" stone which comes from the centre of the state of Ceará.
Central gas, electricity and water storage facilities will be installed.
24 hour full security system (electrical and personnel).
Complete garden and Pool service for apartment interior care will be established.
It is anticipated that the monthly service/condominium fees will be approx R$ (Brazilian Currency) 450/month, this is based on monthly fees for similar condominiums in Cumbuco at the moment, but none has an elevator. The amount of monthly fees to be paid will of course by determined by the body corporate, made up from apartment owners. The type of security system selected and maintenance contract made will have a bearing in the final monthly management fee If the owner wishes to rent, then al ocally based company will handle all rental matters and offer their full services of Rental management.
As in the other projects, we will form a group of buyers for 8 of the apartments. Once the group/pool has been formed, the prices will be increased.
The project will be started and will not stop, until fully completed.
The designs and drawings are now completed, so there should be no changes required. If any small details need changing all persons will be informed.
The documents have been presented, and we expect that within 3-6 months we should have all the licenses and approvals required (by all government departments and environmental agencies). With all these documents in hand we will commence the building and anticipate that it will take approx 12 months to fully finish.
To form the initial group, we will need a 10% reservation payment from each buyer (supported with a buy and sell contract for the agreed apartment).
A reservation will only be confirmed after the money has been received, if a reservation payment has been made and the intended buyer desists, the money is non refundable.
When the group of 8 persons has been formed we will then call for the balance - as soon as we have all the licenses and approvals in hand. When all 8 of the payments received we will start the construction.
The following are prices for the forming of the group, and also, for prices showing what we think will be the price when the building has been completed.
All Apartments on each level has the same price. Please note all units are officially priced in Brazilian Reais, and this is the price that will be on the contract. For your convenience you can see the current exchange rate for USD or Euros on the left side bar of our website :

1st Level: Initial Group Price R$ 315,000 – Final Price R$ 405,000
2nd Level: Initial Group Price R$ 322,000 – Final Price R$ 415,000
3rd Level: Initial Group Price R$ 335,000 – Final Price R$ 430,000
4th Level: Initial Group Price R$ 350,000 – Final Price R$ 450,000
To be fair, we will have to treat the apartment reservations on a first come first served basis.
