This nice and solidly built 3-bedroom villa with swimming pool is designed and constructed in 1982 by the well-known Swiss architect/contractor Bongard and is in an excellent condition. It is built on a plot of ± 850 m2 on a small hill in a quiet and rustic suburban area in Carvoeiro, 4 km from the village Lagoa and a 25 minutes drive from the Faro airport. The villa is situated approximately 300 meters from the sea and at an 8-minute walk from the very nice 18 holes Penina Golf Club and 5 minutes from the beach. The house has a surrounding garden.

UPSTAIRS
The living room (± 30m2) situated on the first floor has a fireplace and direct access to the terrace on the south side which is partly covered with a roof that can be extended with a big electrical sunscreen. This terrace gives an extraordinary view over the hills and sea. These views are permanent, because the location of the house is on a hill. NB: because of the conscious conservatory policy of the local government there are no apartment buildings allowed to be built in the area to preserve the unique landscape characteristics.

The second terrace (± 45m2) located on the eastside consists of a swimming pool (32m2, 8x4m) with shower next to it and is also provided with a large electrical sunscreen that covers a big part of the terrace area. From here one also has a very nice view over the suburb, the hills and sea.

DOWNSTAIRS
The 3 bedrooms are situated downstairs, which keeps it cool during the summer. Two bedrooms en suite have access to the garden on the south side. The main bedroom (± 20 has its own bathroom with a bath, shower, bidet and toilet. Next to the second bedroom (± 15 m2) is a 2nd bathroom (± 8 m2) for the quests, which also has its own bath, shower, bidet and toilet. Further up the corridor is a third bedroom (± 9 m2) that is located on the west side; this has a nice view over the garden.

KITCHEN
The wooden kitchen (± 12m2) is in an open connection to the living room and consists of partly tiled worktops at both sides. It is provided with several kitchen cupboards and has a storage room next to it. The water is heated by an electric boiler, which is installed in the kitchen.
The W.C. is situated in the hall, which leads downstairs to the bedrooms. Below the stairs is a cool storage room.

GARAGE
The drive-in garage (± 18m2) can be reached through a private driveway with a parking capacity up to 3-4 cars.

HEATING
The villa is gas heated by 3 big gas bottles, which are stored in a small gashouse at the backside of the house. The rooms are all provided with gas convectors. Next to the swimming pool is an electrical cleaning system, which is built in an easy accessible pump house. A new pump system has been installed 2 years ago. The villa has a telephone and a satellite-TV.

GARDEN
The nice two level surrounding gardens are partly surrounded by a hedge and consist of several flower bushes, agaves, pine trees and a big palm tree in front.

The house is fully painted last year on the outside and recently fully painted on the inside and in great shape.

THE SURROUNDINGS
All the roads in the area are paved and most of them are well lit. There is a supermarket around the corner and a Mega-supermarket within 3,5 km reach on the way to the village Carvoeiro wich has a beach. The village Lagoa (4 km) has a market and is provided with several restaurants, shops and a modern shopping mall. It also has a big do-it-yourself discount centre.

Beautiful small beaches, hidden between cliffs can be found at a 5 min. drive from the villa. The mountain Monchique (930m) can be reached at an approx. 20 min. drive. The big city of Portimao is located 10 km from the house and has a lot of modern shopping facilities and a new hospital. Next to the city of Portimao there is the big modern tourist village named Praia da Rocha which has a large beach.

SPORTS FACILITIES
The big sports centre named "The Carvoeiroclub" situated 1 km from the house has several tennis courts, a swimming pool, a fitness centre, a restaurant and a conference room. The large 18-hole Pinina golf course is located at approx. 1 km from the house.
