The property is located at an altitude of 950m in the Valley du Giffre, Haute Savoie, which is sandwiched between Morzine to the north and Flaine to the south giving you immediate access to the 'Grand Massif' ski resorts of Samoens, Morillion and Flaine. It is one of the closest ski stations to the channel port of Calais making it a very easy day's drive from London and the South East.

The historic, picturesque village of Samoens is 10 minutes by car and it is also a one hour drive to both Chamonix and Geneva airport. The convenient access to the auto route Blanch (A40) via Cluses makes it an easy half day's drive to Italy or the south of France.

The property was built in 1955 and enlarged in the sixties. It is connected to mains water and drainage and has recently had some internal improvements made which includes upgrading of fire regulations. There are 8 rooms with en suite facilities, 6 with wash hand basins and there are two staff bedrooms and a suite for management (including bathroom). Central heating and hot water is supplied by a oiled fired boiler which was replaced in 2006 (with a 12000 litre below ground oil storage facility) and two hot water storage cylinders with a capacity of 550 litres. LPG gas is used for cooking purposes only.

The large dining room has exceptional views across the valley below and is south facing. There is a a wood burning fire giving background heat and ambience to the room. Adjoining the dining room is a bar and sitting area and a small TV lounge. The area above the dining room is used as a large, south facing sun terrace. A reception area to the east end of the building has an adjoining office and a small alcove currently being used as an internet connection point for clients.

The land around the building is designated as constructable; this would enable the new owner to increase the size of the existing building or construct individual chalets. There are also areas surrounding the building that are suitable for parking.
