Family Village House for Sale in Amelia, Umbria, Italy

Village Family House Capitone, Narni

This meticulously restored 16th century Umbrian home is situated at the edge of a medieval hilltop village of about 300 people.

The village sits on a hilltop about 460 meters (1500ft) above sea level so it is always cool at night. The community is peaceful and friendly and has a small general store and a post office. The nearby towns of Amelia and Narni have everything else and are connected with very good commuter facilities for Rome. There is also good riding, tennis and swimming in the vicinity.

Adjacent to a fourteenth century church, the property's garden enjoys stunning views of the beautiful surrounding countryside of hills, valleys, woods and farmland. The house is about 500 years old and is built of stone with one-meter thick walls. Two lower floors have vaulted ceilings and the top floor is beamed. Floors are terra cotta tile, except for the main bedroom with parquet floor and the bathrooms, which are tiled. In 1993, new plumbing and wiring and central heating to EEC standards were installed.

The house is about 170 sq. meters (1830 sq. ft.) on 3 floors. There is also a cellar of about 40 sq. meters (430 sq. ft.) which is entered from the street.
The ground floor consists of an entry hall leading into a large open plan dining/sitting room with a fireplace and a large galley style kitchen. Up a few steps, French doors open out onto a pretty garden and covered loggia of about 55 sq. meters with a beautiful view of the surrounding countryside. There is also an original pizza oven in the loggia and a separate utility room off the garden.

A wide staircase leads to the 1st floor, consisting of a study with a wood burning stove, a full bathroom, a terrace overlooking the garden, and a master bedroom with balcony overlooking the street and village as well as an ensuite bathroom.

The 2nd floor (top floor) contains two large bedrooms, with one overlooking the street and one with a large terrace overlooking the valley. There is room and permission to build a third bathroom on this floor. The cantina under the house has a huge cellar with large double doors opening onto the street.
