The desire to re-focus on real island living has ignited development opportunities on neighboring Koh Phangan, which has retained its original island charm and natural attractions - a key factor in the early stages of what is becoming a boutique development boom, drawing a more well heeled crowd. Significantly, there is a strong commitment amongst realtors, local Thais, tourists and investors alike that Koh Phangan will follow a greener path than its neighbor, which is further reinforcing its natural appeal. Koh Phangan is right at the beginning of the cycle, so from an investment perspective it is a great time to enter the market. In the 16 months since securing the site at Haad Salad we have seen prices appreciate somewhere between 20 and 30%. Whilst this may sound impressive, one can clearly see that this is very much the beginning, and we recommend that clients hold for a number of years if they want to realize the ultimate potential. The finite supply of land will combine with the increasing demand as the island steadily grows a name for itself, as factors to drive the market steadily upwards. However, if prices increase to comparative levels of its neighbor, this will not be because of development, but because it offers something genuinely unique and natural. The gradient of the land means that the entire site enjoys superb ocean and sunset views Significantly, we are seeing a marked increase in interest from the ever increasing China expatriate community. The island is only 4-6 hours away and would serve as a well located retreat for the burgeoning aspirational Chinese middle classes, further underpinning demand and driving prices higher in the medium term. This is being further shored up by the announcement that Koh Samui international airport is to become the 2nd regional hub for Bangkok air. New international flight routes are to be introduced direct from Shanghai, Bali, Dubai, Kuala Lumpur in addition to the existing direct flight Hong Kong & Singapore. Fortunately the APAC region in general has been least hit by the bank liquidity and growth problems currently being experienced quite severely in the US and Europe. At a macro level Thailand has felt a slight slowdown in reduced export demand to the West and a knock-on GDP reduction, but at the micro level the timing and growth phase of the island itself is by far the major driving factor here, making this an even better place to invest - and certainly relative to many other areas of the globe. We are also seeing a vast improvements to the transport services between Koh Phangan and Koh Samui airport, with the introduction of a new hourly taxi speed boat service that runs between Baan Rak Pier (Koh Samui) and Baan Tai pier ( Koh Phangan), which whisks you to the island in under 15 minutes. It is now possible to get from Koh Samui airport to Koh Phangan in under 25 minutes, which less time than it takes to get to many parts of Koh Samui. There are also plans for a domestic airport on the island itself for direct flights to Bangkok, although this appears to still be at least two years away. Investment Options Land Only: The simplest option is to buy and hold a plot of land solely for the capital appreciation. This will provide a strong return on investment (ROI), although will generate no income or ‘personal use value’. Property price rises are driven by the scarcity of the land itself more than the scarcity of bricks and mortar so the land component tends to rise faster than the dwelling component, especially where there is a shortage of supply (eg beach-side, ocean and sunset view). The plots are sold with full infrastructure- concrete road, electric power and water supply and can be built upon or resold at any time. We are anticipating a number of clients to be from the APAC region, and have priced the plots accordingly at competitive local market rate. In fact, 65% of the plots sold so far have been to professionals from the APAC region, which supports ‘at market’ locally competitive pricing. The first six plots released in the third quarter last year were marketed at between 2,500-3,000 THB psm and all sold quickly. We have observed and set market levels for this second offering at between 3,000 and 3,750 THB psm, and are already are seeing evidence that in another six months this price level will again need to be revised. Build: Alternatively, you can (either immediately or in the future) choose to build on the site- for either personal, or income generating reasons, or both. We have seen a solid 24% full year growth to date on the land value, and this is trending upwards and accelerating rather than flattening. Rental Yield: Rental returns we would price at 7,000 THB (100 GBP) per night on a holiday let. This provides a yield of around 20% using just a 50% occupancy rate.
