This land offers beautiful mountain views, and is in very convenient location, just outside of Boquete Village.

These properties escape the very common "drizzle" that occurs in the VILLAGE of Boquete. Why ? We are located 10 minutes outside of town, going toward David on the main road to David. Then one takes a small side-road on the left, which goes approximately 1 kilometer to our beautiful land. We are about 8-10 miles from the mountains directly next to Boquete which create a WEATHER PATTERN of drizzle, clouds, and colder weather. Our weather is much sunnier and warmer (but not hot - we are at 1800 feet above sea level)

We are installing all utilities over the coming 6 - 9 months, and in 2008. This is in a location that is very, very convenient to both David AND Boquete. This project's name was changed on 3/4/08 (as a Condo project is using the previous name we had chosen). Our mountain views are wonderful, yet you ARE NOT subjected to the more frequent rain and overcast that forces so many to end up leaving Boquete proper (I left 3 years ago to escape the drizzle) . Come and take a look: we are finishing the clearing the brush off of the land now. as we awaited some approvals. Now that we have hem all, we are moving forward full speed.

We feel that these lots are very exciting and a very good buy at a very low per square meter pricing we will be assigning (currently one could buy a lot for approximately $40-50k k - for a 1.25 acre lot with utilities and beautiful views). This will not last,,,these prices are in place before we install the roads and electricity. We will, in the coming months, install electricity and water. Please look around at other lots in Boquete. NONE are priced anywhere near our pricing. And we have it all; spectacular views, great location... Once we have start installation of utilities we'll start to raise pricing. When everything installed, we'll raise our prices but they will still be lower than competitors'. We always sell below competitors in the area. We do no skimp however and you will be getting fantastic titled land.

These properties are not far from, but on the opposite side of the highway from the Los Molinos development and like Los Molinos we are set back from the highway- however, It's important to know that on our side of the highway we are surrounded with trees - mature natural growth - a great advantage in windy March - but we still have fantastic views of the mountains toward Caldera and Gualaca - but also toward Baru and the volcano (extinct for 10,000 years). The land is about 8 miles from the village of Boquete when driving to David, and also close to the El Frances end of Boquete- but once again off of the main road. Because our land is a small distance from Volcan Baru and the Valley of Boquete, it is very convenient to both towns. We are outside of Boquete, on the way to David on the left, and we have plenty of trees on our farm land which protects us during windy season, yet we also have spectacular mountain views. We'll be installing an entrance way, beautiful new roads, landscaping, utilities etc. starting at the end of March. I am an American living in Panama - this is my 4th project in Panama and third in the immediate Boquete area in the last 5 years - and my clients have done well from an investment perspective because:

  • I am not a broker - I sell only titled land that I have purchased because it's got great views, good location, and we feel it is an exceptional investment

Once our lot development project is almost sold out ( 2 years maximum we expect) our prices (per meter or per acre) are still planned to be lower than prices in projects near us. We are not priced like some areas which to be direct, are overpriced. One obvious reason for this is that our lots are going to be larger than some of the smaller lots some of our neighbors offer. Some of our neighbors' pricing is in the $40 - $60 per square meter range - and that is OK, if a homeowner is buying 1,000 sq. meters (1/4 acre) and wants to be in a neighborhood with neighbors very close - and we understand that this is a niche that many people prefer.

The lots we have available now we feel, are better investments than the postage - stamp size lots that are selling for very high "per meter" prices in Boquete. Our larger areas provide more privacy for each homeowner, and with no large houses close by to spoil the fantastic mountain views, we think that our project will be sold out before we are finished with all of the plans and infrastructure. If you're an investor, this project is a no brainer. Ask us to show you my last couple of projects and explain the pricing - that I sold at - and current values. I always sell at prices that allow a significant upside to my buyers. We will be placing photos online in the coming weeks.
