Beautiful appointed villas

The villas range from US$ 215,000 without A/C and Jacuzzi to US$ 225,000 – 245,000 including A/C and Jacuzzi, where the price difference is for location (view) only. The resort has ample parking spaces, very close (but not at) the villas, except Villa 8, that has a parking space next to the entrance and a easy, level access to the villa.

On request, a third bedroom and bathroom can be added in the basement for an estimated cost of US$ 35,000. However, we do not wish to do construction when there are many guests in the resort. As September and October are the traditional "dead" months for tourists, this would be the right time to do the alterations.
Low maintenance cost, security and utility cost, no overhead fees
The maintenance cost is contractually fixed at US$ 1,950 per year until 2016. Often, owners of a second home are concerned about maintenance costs, which often run out of hand. Not at Paradise Bay! The total cost of shared 24 hour security, electricity (not including air conditioners, water, sewage and waste disposal is currently US$ 282.50 per month and will only be increased when actual cost goes up. Our wind energy at US$ 0.27 per kWh is currently 15% cheaper than electricity from the mains. With rising oil prices the savings will increase substantially over time. The electricity can also be metered and the base cost will then be reduced to 232.50 US$ per month plus US$ 0.27 per kWh. The resort does not charge an overhead fee; overhead costs are included in maintenance cost. A document with detailed rules is available.
Renting out during absence
We offer the option to rent out the villas during your absence. The net yield is 6% per year, but as you do not have to pay the security and utility costs while rented out, the actual gross yield is much higher. For owner stays between 16 December and 15 April the net yield is reduced with 0.32% per week, in the other months this is 0.16%. With this unique approach, you only need to pay security and utility costs when you use them. A great investment and cheap holidays!
If you chose to live here most of the year, individual arrangements will be made, should you wish to rent out during your absence. The resort has ample storage space at no charge, should the storage space in the villa be insufficient.

Infrastructure
With a large US owned university, a growing ex-pat population and being a major cruise destination, Grenada is a prime choice, confirmed by major projects recently started. The roads are comparatively good and availability of Western food and drinks is excellent and there are tax free shops. In addition to the recently completely renovated hospital there is a private high standard hospital. While laid back as the Caribbean is, this paradise is very OK to live a comfortable life.
Resort facilities
Villa owners can make free use of the pool and Jacuzzi as well as the soon to be opened pool (snooker) room.
High speed internet is available for just $ 29 per month which also opens the door to free or very low cost VOIP phone calls all over the world. A major advantage to have a villa in our resort community is that you can choose which facilities and how often you wish to use -and- at a great special price for owners. So if you want a 60 minute Swedish body massage for $18 or a nice 7 course gourmet lunch including drinks- for $27 or a beach lunch including drinks for $ 15, It's your choice.

Title and Appreciation
When you decide to buy a villa, you will have full title on the villa and grounds around the villa, while you have the non-revocable contractual right to use the access road. General information
To own a property in Grenada you need:
• Alien Land Holding License - In order to own property or land in Grenada, 10% of the agreed purchase price must be paid to the Government of Grenada once the license is granted. It generally takes about three (3) months to obtain the License. The final transfer of the property takes place upon availability of the license. The license gives residency rights.
• The attorney representing you will require the following documents in order to apply for the License on your behalf:-
Police Certificate, Character Reference From A Friend, Bankers Reference.
• Stamp Duty is generally 1% of the agreed purchase price.
• Legal fees are generally 2% of the agreed purchase price.
If you wish to sell the house in the future, you would need to pay 15% land transfer tax if alien, and 5% if Grenadian. If you live in Grenada for more than 7 years, you can apply for citizenship. When you become Grenadian, you do not need to give up your current nationality.

Citizens from Canada, USA, Commonwealth and most Western countries are exempt from visa and can stay in Grenada for up to 3 months, after which 3 month extensions can be obtained at Immigration. Owners become permanent residents.
Work permits are required for all non Grenadian citizens and can be obtained from the Ministry of Labour, (Ministerial Complex, Third Floor, Tel: (1-473) 440-2532; Fax: 440-4923) and are issued for a period of one year. Generally, work permits will be granted to investors and for those professions where Grenadians are not (sufficiently) available.
Air Jamaica operates direct flights from New York. American Airlines flies daily via San Juan. Air Canada operates a seasonal flight from Toronto. British Airways, Virgin Atlantic and Air Excel fly direct from London Gatwick. Condor flies direct from Frankfurt. Many airlines additionally have indirect flights, mainly via Barbados with connections via local airline LIAT, who operates inter-island flights within the Eastern Caribbean. Finally, there are seasonal charter flights.

Paradise Bay is located on the South East (Atlantic) coast of the island. To Grenville (North) 15-20 minutes. To St George’s 30-35 minutes. To Point Salines 35-40 minutes. Affordable shuttles and buses are available.
Local shopping is limited; more choice and markets are in Grenville. St George’s has a supermarket aimed at ex-pats with a very large choice.
Maintenance
In the event the villa is rented to Paradise Bay, whether full or part time, all regular maintenance of the villa, which means painting, repairs to and replacement of the plumbing and electrical systems and appliances that were installed at purchase of the villa, a well as repairs to the building itself, will mandatory be performed by Paradise Bay for a fixed cost of 1,950 US$ per year during the first 10 years of the agreement. There is a surcharge of 425 US$ per year for the units with air conditioners and Jacuzzi’s (the Honeymoon category). After the first 10 years Paradise Bay makes a proposal for the next 10 years. Should this proposal not be accepted by the owner, the maintenance will be performed by Paradise Bay on a case by case basis and billed to the owner. Maintenance also includes replacement of worn items. Maintenance of items that were purchased by the owner after purchase of the villa is not included. The repair/replacement of items due to accidents caused by the owner, friends, family or tenants, needs to be paid by the owner. When the same accidents occur when the villa is rented by Paradise Bay the damage will be covered by Paradise Bay. Upon purchase the maintenance fee will be calculated until the end of the calendar year on a pro rata basis and is payable upon signing. Thereafter the payment of the maintenance fee is due before the beginning of each new calendar year.
When the owner does not rent the villa back to Paradise Bay, she/he may chose to take title of maintenance of the villa her/himself. The only obligation the owner has is to keep the outside of the building in good looking condition. When the owner refrains to do this after 2 requests, Paradise Bay has the right to make necessary repairs/painting at the outside of the building and bill the owner hereto, thus ensuring that the looks of the resort is acceptable.
MONTHLY COSTS
Electricity
The majority of the energy will be generated by the windmill of the resort, which is scheduled to be commissioned in October 2007. Until commissioning the energy cost by the resort’s diesel generator will be higher than the electricity company. However, Paradise Bay will limit the charge to that of the electricity company, currently US$ 0.32 per kWh. After commissioning and until the end of 2007, the electricity cost will be fixed at US$ 0.27, being the net estimated cost per kWh (unit). At the end of 2007, the cost will be calculated and reported to the owners. That cost will be used for charging in the next year. This procedure will be repeated every year. However, in the unlikely event the cost comes out higher than that of the electricity company, that –lower- cost will be applied.
In case the owner chooses to live (semi)permanently at the resort a 3 phase electricity meter will be installed, payable by the owner and the electricity will be billed quarterly, based upon the meter readings. When the owner rents the villa to Paradise Bay and stays at his villas for shorter periods than 1 month he can chose to pay a flat rate of US$ 65 per month (which includes a provision of US$ 15 for outside lighting), provided that air conditioning is either not present or switched off by maintenance staff. For the use of each air conditioner [during the evening and night only] a flat rate of US$ 115 per month is added. The owner may also choose to install a meter and pay per kWh. The flat rate is based upon a kWh price of US$ 0.27; fluctuations will be compensated accordingly.
Water, sewage and waste management
The flat rate for these services is US$ 55 per month. Yearly changes are linked to the increase in cost of waste management (by a third party) to have a clear, measurable basis. Paradise Bay will provide owners with source water as an alternative for bottled water, up to 40 Gallons per villa per month, based upon free availability of source water and in large containers provided by the owners.
Security
The share of each owner in the security cost of the resort is US$ 130 per month, being 6% of the base 24/7 security staff (one guard). Yearly changes are linked to the increase in salary cost.
Management fee
Each owner shall pay US$ 32.50 per month to Paradise Bay, which covers the cost of administration, contacts with the owners, invoicing, calculations, administration, communication and reporting. Yearly changes are linked to the increase in salary cost.
Applicability
All above costs are payable by the owner on a quarterly basis unless for those periods rented to Paradise Bay.
Rental to Paradise Bay
Owners have the option to rent out the villas during their absence. The yield is 6% per year, based upon 100% availability. For owner stays between 16 December and 15 April the net yield is reduced with 0.32% per week or part thereof, in the other period this is 0.16%. Owners are free to decide if and when they rent the villa to Paradise Bay. The yield will commence on the first day of the 4th month after the signing of the rental agreement and is payable per calendar year before the end of the first calendar quarter of the next year. When the rental agreement is canceled and reinstituted later, the yield will commence on the first day of the 4th month after the reinstitution.
In case of rental to Paradise Bay, owners are responsible to timely book the stays at their villa, as bookings of hotel guests can not be canceled. Reservations canceled up to 4 months before the commencement date, retain the yield. Upon cancellation less than 4 month before, the yield will be (partly) retained if Paradise Bay manages to rent (part of) the villa. If a last minute discount needs to be used to rent (part of) the villa, that discount will be multiplied with the yield reduction percentage to obtain the net deduction.
If owners decide to occupy only a part of the villa, then the suite will count as 60% and the room as 40%. These percentages will be applied to calculate the yield reduction percentage (rounded to 2 decimals, i.e. 0.19% and 0.13%). When the arrangement is on a yearly basis, these percentages are also applied to the base yield of 6% per year. Likewise, the percentages are applied to the Monthly Costs. When owners stay in their villa during a part of the month and leave the rest of the period available, then for every week or part thereof 25% of the Monthly Costs will be calculated and charged to the owner’s account or in case of just the room 10% and just the suite 15%.
OPTIONAL SERVICES
Owners and their guests, family and friends are entitled to discounted services and are not granted in case of commercial renting. Monthly services are only available per calendar month and can start anytime. For the first month the price will be calculated based upon the remaining days. Upon cancellation that service will end at the end of the current month. All optional services are subject to changes as per than current policies and costs as determined by Paradise Bay management. However, the prices as determined at the beginning of a new calendar year will be frozen for that year. All services are subject to 8% government tax and 10% service charge.

The ADSL Internet connection will allow owners to do low-cost or free international VOIP (Voice-Over Internet-Protocol) phone calls and is subject to the same fair usage conditions as implemented by Internet Service Providers.
Children discounts on meals/drinks packages are 50% for 2-11 and 25% for 12-16 years. Owners and their family are excluded from the child policy of the resort, where children under 12 are only allowed during school holidays and can thus bring their children at any time.
