The resort is in the hillside but only 1400 meters from the beach. DESCRIPTION OF THE PROPERTY INTRODUCTION The resort is made up of 5 separate buildings hereby indicated with the letters A, B, C, D, and E. BUILDING “A” Is the main building and is developed on a 950 square meters covered surface and distributed in 5 storeys divided as follows: LOWER LEVEL: breakfast room also used for private dinners; gymnasium complete of changing rooms and steam rooms, 2 meeting rooms, public toilets and store rooms. BUILDING “B” This building is an accessory to block A. It develops on a surface of 320 m2 divided in 2 storeys and distributed as follows: LOWER LEVEL: 5 classic double rooms with en-suite GROUND FLOOR: 5 classic double rooms with en-suite BUILDING “C” This one storey building is an accessory to block A and is built on a surface of 180 m2 : GROUND FLOOR: 6 superior double rooms with en-suite All three blocks are complete of air conditioner, primary air emission and are built with high-level finishing, Malaysian parquet, Ideal Standard services, Ghroe water taps, walk in closets, aluminium framed window with double glass windows. The external wall, as well the internal partition, have optimal acoustic and thermo insulation. The external walls are made by hand-made bricks. BUILDING “D” Lower level block developed on a surface of 250 m2 and consisting of the kitchen. Divided in specific laboratories for the preparation of food, precisely: meat, fish, vegetables and pastry. This industrial kitchen is fully equipped with 5 could rooms, 2 freezer cells, 2 deep freezers, 2 large ventilated ovens, microwave oven, fryers, 5 small refrigeration cells for day-to-day use, slicing machine, and all the other equipment necessary for a fully functional kitchen to fulfil the restoration requirements of up to 1000 guests, for event. BUILDING “E” Multifunctional Pavilion with a square surface of 900 m2 set out as a banquet hall, but also used as a congress hall, exposition hall, show room, dance hall, auditorium for concerts and plays. It is complete of a bar, toilets for ladies, gentlemen and disabled, cloak-room, air conditioning, storage rooms, it is also complete of large aluminium framed glass windows, fountains. OUTDOOR PAVILION Since 2003, the Country House has expanded with an outdoor gazebo on the poolside, with a surface of 300 m2 (10m+30m) and a capacity of around 200 guests. The Pavilion, furnished with Indonesian chairs and tables, allows to considerably increase the receptivity of guests and, moreover to host separate events at the same time. LEISURE FACILITIES SWIMMING POOL It has a surface of 315 m2 and a length of 25m with a width of 4 regular lanes. The bed of the pool ranges from an 80 cm depth to a maximum of 250cm. This characteristic allows it to be used for numerous water activities as well as water rehabilitation therapies. Furthermore, one side of the pool is made, for it’s whole 25 m length, of big steps, which can be used as a beach shore and guests comfortably sunbathe there. VOLLEYBALL AND TENNIS COURTS The tennis court is of regular size and made out of clay. The volleyball court is on grass. Both are fully accessorised and complete of outdoor changing rooms with showers. PARKINGS Are fundamental for the business:
- reserved parking area for hotel guests with a capacity of about 30 vehicles plus a reserved area for bicycles and motorbikes.
- Reserved parking for external guests for parties, banquets, meetings. It is made of tarmac and, in part, of ecological cement blocks which allow for a partial grass growth. The parking area is lit by lamp posts and a large central beam. It has a capacity of about 250 vehicles and is particularly suitable to host large trucks, and buses.
OUTDOORS AND GREEN AREAS The whole property’s perimeter is fenced; an important wall of about 80 m completely painted, protects the access from the main road. The rest of the property has green wire fencing. The outdoor area is divided in various zones, some completed and some are being made now.
- The pine wood has very old trees and has been integrated with ten pine trees from Tuscany;
- The eastern side of the perimeter a rich hedge complements the already existing oaks, a patch of olive trees and spots of tulips, irises.
- The southern zone is planted with white oleanders which form a great white patch, very pleasant to the guest’s overall view.
- The pool area is enriched with fenix palm trees and in the same way, the paths that lead to the multifunctional pavilion.
- A special olive tree garden has been created for meditation purposes
- Various patches with palm trees and flowers are positioned in several areas of the Country House.
- Indoors and the entrances are embellished with plants and chicas.
DESCRIPTION OF THE BUSINESS THE COMPANY Finis Africae Country House is a tourism orientated business with the legal form of an individual company enlisted at the Commerce Chamber of Ancona in the Special Section of Small Businesses. COMMERCIAL LICENCES Finis Africae Country House is a tourism orientated business with multiple peculiarities and potential. Versatile and multifunctional, the Resort it hosts and organises events of various genre and number: it’s restoration capacity is of 1000 guests, the ample spaces and sporting facilities make it all the more functional for parties, plays and sport & leisure events of all kinds. Since the summer of 2001, year of the opening, to the present date, the Company has come into possession of the following commercial licences:
- authorisation for the activity if Country House, for 25 rooms and 98 sleeps and connected recreational activities, sports, cultural, internet.
- Commercial licence for bar and public restaurant open annually.
- Authorisation for music concerts and piano bar.
- Sanitary authorisation for Wellness Center
- Licence for dancing hall and various entertainments.
COMPANY ORGANISATION: So as to carry out at the best the multiple activities proposed by the Country House, the Company has been divided in departments: reception, housekeeping, hall and bar, kitchen, internal and external maintenance. The full-time annual staff is integrated with seasonal or daily personnel hired according to times of greater need or when hosting several events at the same time. THE MARKET Finis Africae Country House reaches out to a variety of clientele which also varies according to the seasons. In the winter during week-days the major occupancy is guaranteed by our Corporate guests and Companies which organise meetings or courses. Medical Congresses or Meetings are also organized by pharmaceutical companies or Universities. During winter week-ends our guests are mainly artists coming for concerts or plays in the area, or courses aimed at hairdressers or beauticians. During the summer season, until the end of July, tourists will coincide with our Corporate guests and will then take over in August where companies will close for the summer break. A characteristic of the company’s policy is, however, to work by events (described in detail later) some of which have become fixed appointments. Finis Africae’s website is linked to major tour operators, GDA and PCO and many reservations come from this source. THE RESTAURANT The restoration capacity is very high. The resort has 3 restaurant rooms and a very large kitchen. CHINESE THEATRE ROOM Small restaurant for breakfast and small dinners. Has a capacity of up to 25 guests and is furnished with original panels from the scenery of a Chinese theatre. PAGODA Multifunctional pavilion created with wooden beams. A squared plant of 30m per length, with a surface of 900 m2, this is the great banquet hall for functions, gala evenings, plays, exhibitions. It has a capacity of up to 600 seated guests and 1000 in Congress layout. It is complete of a small garden for smokers or for outdoor buffets. PAGODINE An outdoor gazebo on the poolside, with a surface of 300 m2 (10m+30m) and a capacity of around 200 guests. The Pavilion, is complete of heating and ventilation. THE KITCHEN 37 m in length and is organised to serve all 3 restaurant rooms at the same time. It has 5 refrigeration cells, double ovens and stoves and double service areas. Furthermore it is divided in preparation laboratories: meat, fish, vegetables. A laboratory and a refrigeration cell are entirely reserved to the pastry. THE SWIMMING POOL An important asset for the Company’s revenue especially in the summer where it is open to the public as a Country Club and external guests have access to it by paying a daily entrance fee. This great number of guests generates business for the bar and restaurant. In the evening it is highly requested for birthday parties, gala dinners and various other functions. During the day, it is used for swimming lessons, water rehabilitation and aquagym.
