Located on the Pacific coast, 1½ hours from Managua, Salinas Grandes is 15 kilometers from the city of Leon where you will find an abundance of quaint hotels and restaurants in a historic Spanish colonial setting. We are also just 4 hours from Costa Rica. All the roads to the beaches in Nicaragua are terriable after the rainey season [May to Nov] It has just been announced that the 11 km road from the main American highway to the beach will laid with interlocking stones 2008-2009. Activities can include horseback/ATV riding on the beach, boogie boarding, surfing, local deep sea fishing of Marlin and Tuna, river fishing and kayaking in the rivers or along the 22 kilometer Juan Venada Island turtle and wildlife reserve. About Nicaragua Located between the Atlantic and Pacific oceans, the country of Nicaragua is an intriguing land of dramatic scenery and friendly people. Its abundance of waterways, volcanoes, colonial cities and tranquil pueblos offer tourists much to explore. Nicaragua today is one of the fastest growing tourist and investment destinations in the region and is now considered one of the safest countries in Central and South America. With its substantially lower cost of living, Nicaragua is quickly becoming the ideal location for those looking for more than just a vacation. Managua, the capitol of Nicaragua, is the cosmopolitan hotspot of the country and is home to one million of the country’s five million citizens. Leon, the former capitol, was originally established in 1524 by Spanish conquerors. After the eruption of the Momotombo volcano in 1610 the city was destroyed and moved to its present location. The ruins of the abandoned city, known as Leon Viejo, were discovered in 1960, which is now considered part of the Unesco Heritage of Mankind. Leon has many fine examples of Spanish colonial architecture most notably visible in its many churches and cathedrals. The currency in Nicaragua is the Cordoba and the exchange rate is approximately 19to 20 Cordobas to 1 US dollar. US dollars and most major credit cards (Visa/MasterCard) are accepted in most restaurants, supermarkets and hotels. US dollars can easily be exchanged in Nicaragua with a rate equivalent to, or better than what the local bank will give you and is legal to do so. FOREIGNER'S INCENTIVES IN NICARAGUA The Nicaraguan government has granted foreigners a bundle of incentives known as the “Investment Acts Degree No. 628” which authorizes entry into Nicaragua to foreigners under the category of “resident pensioners” or “individuals living on investments” which grants residency to persons over 45 years of age who can prove a stable and permanent monthly income of no less than $400.00 (or it’s equivalent in any other currency) generated abroad. Persons under this law get a one time customs exemption of $10,000.00 for importing of their household goods. Furthermore, they shall have an exemption from income taxes levied on income declared as earned abroad. Beneficiaries of law No. 628 may also import an automobile for personal or general use, free from import taxes, custom duties, sales taxes and financial stability taxes. This may be repeated every 5 years. Nicaraguan laws offer the best incentives in all of Latin America. Getting There Salinas Grandes is located on the Pacific Coast, 75 kilometers from the capitol of Managua and 15 kilometers from the city of Leon. Many major airlines fly into Managua’s airport on a regular basis. Flights from Los Angeles, Dallas, Miami to Nicaragua are approximately 2 hours. Effective August 2007 Spirit Airlines will be flying to Managua from many points in the US with some of the cheapest fares available [But check all airlines that fly here before you book]. Houses for Sale - Total Package All 3 houses plus rest of property that can also be built on. Please contact us for package pricing. Ideal for a rental business or large family. We have had many inquiries about renting these houses as there is currently nothing available for rent on the beach. These houses could be rented for approximately $1,500 per month plus hydro and $2100 during holiday seasons. Total lot size: 20 meters on the beach x 75 meters x 27 meters on the road 65 feet on the beach x 246 feet x 88 feet on the road These houses are designed and built as close to USA standards as possible and in all cases have been over-built when compared with other homes constructed in the area. We have two large septic beds which service the four main houses and a smaller one for the caretakers’ house. All four houses are made with concrete and block construction and suspended ceilings and are finished with ceramic tiles throughout for easy cleaning. All windows are PVC construction with sliding glass and screens and come complete with window coverings. The kitchen cabinetry is made from local exotic hardwoods and built by local craftsmen. All rooms have ceiling fan/light fixtures. Interior and exterior paints are all top of the line Sherwin Williams products. All houses have storm shutters which can be installed when you are away. Also included: Caretakers’ house complete with toilet, shower ceramic countertop, propane stove and furnishings. The caretakers, who live on the property, are a husband and wife and are responsible for the day-to-day security and maintenance of the grounds and tend to the many exotic plants and trees we have planted on the property. These caretakers are honest, trustworthy and very dependable. We have recently added a storage room (bodega) and water reservoir (pila) of 250 gallons. This rservoir holds drinking water piped from the local village. We have two wells which provide more than enough water for our personal daily use including the daily watering of the many flowers and plants this water is drinkable also but we have decided not to. We have a newly constructed wood fence surrounding the property with double gates on the front and rear of the property. The wood used for this construction is extremely hard and durable and considered the best available. The rancho (or palapa) is positioned on a clay stone patio which covers an area of 15 x 14 feet with a palm leaf roof which soars 40 feet high (see picture gallery). This rancho has just been rebuilt on Apr1-08 and is good for another 6 years. The rancho is wired with waterproof electrical outlets and tropical lighting fixtures. We have recently constructed two similar clay stone patios on either side of the rancho. This expanded area has been used for dances, parties, sunbathing and barbecues. [April1-08] The Canadian that purchased Beach house number 4 has just built a new rancho and bar area with a night loft on a second level. Looks great... House #1 (Beige exterior) Main house – located directly on the beach – with steps to the clay stone patio and rancho overlooking the ocean/beach. This house is 900 square feet with ceramic tiled patio and covered carport for three cars. The patio and carport could be partly or all, transformed into additional living space with minor modifications. There is also sufficient space for a small swimming pool at the front of the houses which could be added it the other owners agree. Included:
