Salinas Grandes

Newly built beach houses, with all the modern conveniences, located in a rustic setting on a beautiful 5Km's stretch of beach on the Pacific coast in Salinas Grandes. Only 1 1/2 hours drive from Managua International Airport to the beach. Two hours flying time from Miami.

The 5 mile stretch of pristine sandy beach, with no rocks and gradual incline, makes it ideal for swimming or surfing. (See photo gallery.) When the tide is out there is a myriad of shells to collect as you explore the beach. Fresh fish, such as Red Snapper at $2.00 per pound, is available from the fishing boats as they arrive each morning on the beach. Lobster and shrimp are also available when in season. An event you will never forget are the turtles laying ther eggs right in front of your house, starting in Sept right through until March each year.

Located on the Pacific coast, 1½ hours from Managua, Salinas Grandes is 15 kilometers from the city of Leon where you will find an abundance of quaint hotels and restaurants in a Historic Spanish colonial setting. We are also approximately 4 hours from Costa Rica.

During the rainy season (June to October) the roads to the beaches are not good, as with most roads in Central America. However, It has recently been announced that the 11 km road from the main American highway to the beach will be upgraded in near future. We hope the road remains the same as it is quite and private.

Activities can include horseback/ATV riding on the beach, boogie boarding, surfing, local deep sea fishing of Marlin and Tuna, river fishing and kayaking in the rivers or along the 22 kilometer Juan Venada Island turtle and wildlife reserve.

About Nicaragua

Leon, the former capitol, was originally established in 1524 by Spanish conquerors. After the eruption of the Momotombo volcano in 1610 the city was destroyed and moved to its present location. The ruins of the abandoned city, known as Leon Viejo, were discovered in 1960, which is now considered part of the Unesco Heritage of Mankind. Leon has many fine examples of Spanish colonial architecture most notably visible in its many churches and cathedrals.

The currency in Nicaragua is the Cordoba and the exchange rate is approximately 25 Cordobas to 1 US dollar. [Example a pack of cigarettes is $1.00 US and a 1 litre bottle of beer is $1.00 US] Bottle of Rum made in Nicaragua can be as low as $2.00 or high end $12.00. US Dollars and most major credit cards (Visa/MasterCard) are accepted in most hotels, restaurants and supermarkets, some which are owned by Walmart. US dollars can easily be exchanged in Nicaragua with local money changers on the street with a rate equivalent to, or better than, what the local bank offer and it is legal.


The Nicaraguan government has granted foreigners a bundle of incentives known as the “Investment Acts Degree No. 628” which authorizes entry into Nicaragua to foreigners under the category of “resident pensioners” or “individuals living on investments” which grants residency to persons over 45 years of age who can prove a stable and permanent monthly income of no less than $400.00 (or it’s equivalent in any other currency) generated abroad. Persons under this law get a one time customs exemption of $10,000.00 for importing of their household goods. Furthermore, they shall have an exemption from income taxes levied on income declared as earned abroad. Beneficiaries of law No. 628 may also import an automobile for personal or general use, free from import taxes, custom duties, sales taxes and financial stability taxes. This may be repeated every 5 years. Nicaraguan laws offer the best incentives in all of Latin check this info for your selfs as we cannot keep abrest of the changes that are taking place

Getting There

Salinas Grandes is located on the Pacific Coast, 80 kilometers from the capitol of Managua and 15 kilometers from the city of Leon.

Many major airlines fly into Managua’s airport on a regular basis. Flights from Los Angeles, Dallas [3 hours], Miami to Nicaragua are approximately 2 Airlines is flying to Managua from many points in the US with some of the cheapest fares available [But check all airlines that fly here before you book]

Ideal for a rental or small hotel, B & B business,or Surf Club Business, or a large family. We have had many inquiries about renting these houses by the week or month. At present there is nothing available for rent on the beach. These houses could be rented for approximately $1,400 per month plus hydro and $1,800 during holiday seasons.

These houses are designed and built as close to USA standards as possible and in all cases have been over-built when compared with other homes constructed in the area. We have four large septic beds which service the four main houses and a smaller one for the caretakers’ of the septic beds have just been upgraded.

All houses are made with concrete and block construction and suspended ceilings and are finished with ceramic tiles throughout for easy cleaning. All windows are PVC construction with sliding glass and screens and come complete with window coverings. The kitchen cabinetry are made from local exotic hardwoods and built by local craftsmen. All rooms have ceiling fan/light fixtures A/C' rooms have fridges, coffee maker, microwave. Interior and exterior paints are all top of the line Sherwin Williams products. All houses have storm shutters [ just in case] which can be installed when you are away. Both houses have been totaly painted inside and out.

Also included:

Caretakers’ house complete with toilet, shower, propane stove and furnishings and Nica BBQ. In March 2012 we just installed a new roof to the caretakers' house and storage shed, and for our dog, Lucky,[since passed away] plus repainted them all roof on caretakers house with a shaded patio Feb 2014.

The caretakers, who live on the property 24-7, and are responsible for the day-to-day security and maintenance of the grounds and they tend to the many exotic plants and trees we have planted on the property. These caretaker is honest, trustworthy and very dependable.

We have recently added a storage room (bodega) and water reservoir (pila) of 250 gallons. This rservoir holds drinking water piped from the local village. We have two wells [Very important when buying in Nicaragua] which provide more than enough water for our personal daily use including the daily watering of the many flowers and plants. This water is drinkable but we prefer bottled. Please note we have just added a 6000 litre water tank as back up to our present system. We have replaced all the faucets showers fittings etc [Mach 2014]

The rancho (or palapa)Has a large patio which covers an area of 15 x 14 feet with a palm leaf roof which soars 40 feet high (see picture gallery). This rancho has just been rebuilt on Feb 1-14 and is good for another 6 to 10 also installed a new ceramic patio Jan 2014 The rancho is wired with waterproof electrical outlets and tropical lighting fixtures. New recently constructed one similar ceramic patio and Ranchos onother side of the outdoor L shaped couch on rancho with tables and new chairs.{ see photos] This expanded area has been used for dances, parties, sunbathing and barbecue.

House #1 THIS IS OUR HOUSE [when we stay in Nica] AND IS OFFERED AT $199,500 USD. We feel that this is the best location as it is directly on the beach and has many upgrades. We have just repainted the entire exterior with a new color Feb 2014 [mango]. We have also [Feb-13] just added three more bedrooms and a bathroom with a bath. [The only bath on the beach.] This house #1 now has 5 bedrooms, two bathrooms and three additional outdoor showers. Also a great outdoor patio between the two houses. In 2012 we also added a large storage unit to the house for our personal items when we rent. In 2013 We also added a outside - bar kitchen on the front patio on house #1 for the Hot evenings you want to cook outdoors [ We added the same [identical] outdoor bar-kitchen to House #2]. Note in Jan 2013 we added a brand new roof,new eves and patio area..[See photos] the rain water is now directed through a under ground pipe system that takes the heavy rainey season water away from the could also be directed into our new water tank for future use.

The three new bedrooms two have a fridge, two coffeemaker, radio and microwave. NOTE This is the off-season for most tourists as it is Nicaragua's winter but is the best time for surfing [big waves].

The summer tourist season starts in Nov through to Apr. This could easily allow for the rooms to be rented to tourists. Last year Nicaragua tourism was up 12% and there is a very high demand (and shortage) of quality accomodation in the cities and on the beach.

Located directly on the beach – with steps to the ceramic patio and rancho overlooking the ocean/beach, this house is approx 1200 square feet with a walkout to ceramic tiled patio. The side patio could be transformed into additional living space with minor modifications. There is also sufficient space for a small swimming pool at the front of the houses which could be added at anytime.
